It was basically them finding a set of a few kind-of similar properties sale prices and taking a guess. I don't think the accuracy of the valuation was close enough to really factor in things like the state of rendering or landscaping. If you're looking to sell the property, I'd talk to a couple of real-estate agents to get a feel for what value they feel it would add to the property. The conversations with the agents may help you choose an agent as well. Valuers are mostly used by banks and don't represent what the home would achieve in a sale. Seeking appraisals from estate agents is good advice. Get a few to give you an idea of what the home would sell for in the current market. Best part is agent appraisals are free. However, at the end of the day, a better looking property would definitely attract buyers. Just be prepared that some of them might not agree with your landscaping decisions. At the end of the day, it's possible that people are buying for the location and might raze everything to the ground to build things just as they like. Not probable, but possible!
