We did pay a deposit with one but that has turned pear shaped so we are going to walk away. We have now found a house design that suits our land and budget but the dilemma is the size of the house. Our land is only 400sqm and the house we like is only 187sqm, we can however add another 8sqm in by stretching it through the living area at a cost of $7000. My husband says leave as is and spend the money on finishings and landscaping, but a house of that size scares me for resale value. We will be selling a year after its been built. Its a 4 bedroom with most of the space used as living. Our builder has just handed the same design over to new owners so I'm going to politly ask if he would contact them to see if they would allow us to view it. I think people are more interested in the amount of bedrooms over house size. I personally wanted a smaller house with more yard space. New houses that take up majority of the block with no yard don't appeal to me at all. I did a LOT of reading today and the big selling points seem to be great kitchen, 4 bedrooms, storage and outdoor living space. We are also sacrifcing a media room but I can't really find anything that says a media will add huge value. My husband is trying to get his way (he wants smaller) by seducing me with visions of a cabana with a spa pool in the extra yard space we will gain (we have amazing views) and 'letting; me have a bigger oven and better rangehood. I have found 3 display homes within an hour drive of that sort of size so we are going to have a look at those this weekend before we sign on the dotted line. We are building in a very desirable area, one of the last blocks in a 5 year development surrounded by parks and with amazing views, there are now no more blocks left there at all. Our neighbour is a valuer and he is also building to sell and he is talking in the range of $30-$40,000 profit. His block is identical to ours and our houses will be very similar. We also have the figures from 3 houses in the next street over that were built as investments. They are on much smaller blocks and are pretty nasty looking but sold for crazy amounts. Of course the market could change but when we have real estate agents offering to buy the land should we decide to sell, we're hopeful this property will help us move higher up the property ladder, Dear Members I have to decide the Facade column size.
