Re: replace roof 4Oct 23, 2011 10:09 am We had quotes to have our roof renovated by some of the bigger companies - the ones who advertise extensively on TV and radio - and were faced with a quote of several thousand. They were telling us that we had to had a total re-surface, re-spray, re-pointing etc. We also had to sit through and hour and a half sales pitch JUST to get the quote. In contrast, we received a quote from a local roofer and tiler. He actually got up on the roof, noted a couple of broken and cracked tiles, and a couple of places where the pointing had disinetgrated, and then told us it would cost - $400 for a 34 sq double storey home! He pressure cleaned, re-pointed and replaced the broken tiles and it made an immediate difference - no need to re-spray to bring it back to colour. Mind you our home was 10 years old - if you have an old home then it may well benefit from a re-spray and colour. But seriously recommend that you check out what some of the smaller and independent operators can do for you. Re: replace roof 5Oct 27, 2011 10:31 am Hmm.. It wouldn't recoup the same as a brand new kitchen would but it depends on your neighbourhood too. Unless there is serious issues with the roof I'd just fix the broken tiles and sell, it is purely a cosmetic thing but as long as it looks neat and tidy I don't know if many people really pay attention to the roof and would be turned off it if it wasn't colourbond. If the tiles dust up a bit (the concrete wipes away off the top of the tile) of there are lots of broken tiles and the roof lines are sagging then it is time to replace. Re: replace roof 7Feb 26, 2013 3:24 pm I don't think you would recoup your cost if you put a new roof on before selling. I'd just repair it, clean and paint it. However, if you get a buyer who wants to harvest rainwater (or are in an area that dictates this is a very desirable thing to do) you may recoup most of the cost because they would value a colourbond roof. We had to replace our roof as the concrete was so old it, more of it would wash away with each downpour. Plus the tiles were cracking, the sarking was torn and it was leaking. Cheapest new roof is cement tile, then colourbond, then terracotta. However, colourbond is best for water collection which is what we want. I think there will come a day when nobody is going to want cement tiles because they lack durability and its not safe to drink the water of repainted roofs. I'd definately chose a house with a refurbished roof over one with an older roof when buying.
