Browse Forums Increasing Home Value 1 Jul 11, 2011 10:43 pm Hi, We are currently renovating our 3 bedroom house. only 2 of the bedrooms have built in wardrobes. I'm wondering if it is worth the cost to install a wardrobe in the 3rd bedroom or not. I know I look at storage when looking at houses, but will we get our money back when we come to sell? Or am I better off just buying a free standing wardrobe? Thanks Re: built in wardrobe 2Jul 12, 2011 7:51 am If I were you I would definitely put a BIR in the 3rd bedroom otherwise re-sale value will drop as it may be considered as 2 bedrooms and a study. One thing that people consider when buying a home is built-in storage space. __________________________________________________________________________________________________________________ All new built homes look like display homes... until the furniture goes in. Re: built in wardrobe 4Jul 12, 2011 8:23 am I think a house of 3 bedrooms, 2 of which have BIR's, will still be considered a 3B house - my son and his GF have been looking at older established houses, some have BIR's and some dont but it will still say something like '3 bedrooms, main with BIR.' Haveing said that, I think I would still do 3rd bedroom while you are doing the others - even if somebody buys it and uses it as a study, they will still use the wardrobe for general storage. Hard to say whether you will exactly get your money back (same with all expenditure) but will be something that will appeal to all buyers and at the very least be an added tick to those compareing your house with other similar ones - ie add to sellability. Re: built in wardrobe 6Jul 12, 2011 9:09 pm I reckon it depends on the size of the room. If it's really small it might be better to have a freestanding robe that can be moved around. We had a small bedroom at Mum's house growing up and a built in robe was added to it to make it a proper bedroom. As the room was so tiny, it was a PITA and a freestanding robe type thing would have been heaps better. I was stuck in that room for a while. I leave you to fend for yourself, figure things out yourself. Terrence Malick Re: built in wardrobe 7Jul 13, 2011 10:15 am Thanks for all the replys. Joles yes the room is the smallest out of all the bedrooms. Is is about 2700mm by 3400mm. Maybe I should look at freestanding robes that look like built in robes (if that makes sense). I think ikea have some. Re: built in wardrobe 8Jul 13, 2011 11:35 am Its silly how a built in robe can make such a difference. We are going to have a pokey room because of one. Remember, they dont need to be much wider than a doorway to be counted, so keep that in mind, it doesnt have to be huge. Thankfully for the other rooms we have managed to tuck the other ones under the eves, not sure if that would be an option for you. Re: built in wardrobe 9Jul 13, 2011 11:58 am beth95 Yes a freestanding robe is a great idea and certainly fixes your issue. Is it a rental property? If it is them you'll be able to give the tenants the option of where they want to place it in the room... instead of being stuck with options if you have BIR's Holly Probably a not bad thing to mention particle board should in case anyone else reading this got the two confused. 6 4896 Normally you use builders bog.
