Browse Forums Increasing Home Value 1 Feb 24, 2011 12:07 pm I have a question - I'm originally from the Uk and there it is quite usual to just have the toilet in the bathroom rather than separated. I've noticed it is definately the other way around here but when we designed our new house it just seemed a total waste of space to create a separate cubicle for the toliet so we have just placed the toliets (unseparated) into both the main bathroom and the ensuite - we do have a third separate toilet as well so there will always be a facility available (it's a 3/4 bedroom place). I'm happy with the layout but I wondered if this would affect future resale prices? Our ensuite and main bathroom both have toilets. We also have a separate powder room with just a toilet and vanity in there. I don't see a problem in having a toilet in the bathroom. Re: Toilets in bathrooms 3Feb 24, 2011 12:37 pm It seems to becoming more common in floor plans to have the toilet in the bathroom, so I don't think it will have that much effect on your resale, although I'm no expert. Everyone will have their preferences. FWIW I'm the complete opposite end of the scale - I like having separate rooms for the toilet and the bath/shower so that 3 people can use toilet/shower/vanity without affecting anyone's privacy. Ie our main ensuite the toilet is separate, the kid's ensuites all have toilets on the same room but we also have two separate powder rooms. Some things are worth waiting for. Re: Toilets in bathrooms 5Feb 24, 2011 1:45 pm I'm not a fan of toilets in a bathroom either (I prefer a separate toilet) As people have mentioned- it is just personal preference and I'm not sure it would affect resale. Some people may prefer separate toilets (as I do).... but other people may not mind! If you have three toilets all together in the house (and one is separate) I think it is fine! Re: Toilets in bathrooms 6Feb 24, 2011 2:26 pm I currently have a toilet separate to my main bathroom, however I'm currently renovating and plan to knock out the wall separating them and turning it into one big room. The main reason for doing is that I'm trying to reduce the small, box-like spaces in my house wherever possible to increase the feeling of openness. The other reason is one of practicality - if you are going to use the toilet then you are also going to be using the bathroom to wash hands, etc, so might as well combine the two rooms. Having said that though, I think it all depends though on how many toilets you have in the house. In my house there's three, so during peak hour traffic there's a lot less 'congestion'. If you only had one bathroom and one toilet, I would probably have them in separate roooms. Re: Toilets in bathrooms 7Feb 24, 2011 4:05 pm Hi, You would be thinking of newer houses and newer trends. Many many houses have the toilet right there in the bathroom. We have 3, all like that, and the house is about 40 yrs old. Now if it was the ONLY toilet, I think that yes, you would want it separated, as the utility is increased. So unless the buyer was looking specifically for a more recently built place with such things in mind, it isn't a major drawback in your case I believe. To the OP - if you have 3 toilets in a 3/4 bedroom house, 2 of which are in bathrooms plus one separate one - no problems with resale whatsoever. Hi, I agree, although it probably doesn't threaten imminent death. I saw an experiment on the effect of flushing with the lid still up, which some people seem to do. It showed an aerosol containing you-know-what rising out of the bowl and spreading around Logical when you think of it. So we had a fetish here at home of closing the lid. Personally I hate toilets in the bathroom, I view the bathroom as a clean place and the toilet as a dirty one so I don't want them in the same room together, we've got all our toilets in their own room in the new place. In terms of resale, I wouldn't buy a house with the toilet in the bathroom. A toilet in the bathroom isn't the norm but I think you wouldn't have devalued your place as you've got a 3rd separate toilet anyway. I actually came across one guy who said he preferred a house with the toilet in the bathroom because he said it would encourage him to wash his hands if the basin was so close. So I guess it could encourage better hygiene for some. This is the current bathroom with a european laundry.
