I currently bought my ex husband out of our property thinking that I would be able to subdivide, however I have recently found out that my application would not be approved by the health department as there is no deep sewerage. I 'm currently just doing the cosmetics to the existing home which is on the front of the block if anyone has any ideas as to what I can do to it to add value so that I can sell it that would be fantastic. as the moment it has no garage/carport or patio, just a house with a driveway and a large free area out back. I need to add value to the property otherwise I will lose to much. thanks KJS Re: Help what can I do to add value to 1012sqm with house 2Nov 09, 2010 6:37 am bummer about your plans to subdivide. can you put an aerated septic tank in for the back house? a carport is way cheaper than a garage but keeps a car cool, so a must in oz I recon. you could build one I recon for under 1000. that is you doing it and scabbing material! not sure how much they are but would double the value that you paid for it (ie 1000 spent, 2000 plus added to house price) there are some good threads on here re doing up a house to sell. If you follow their ideas you wont go wrong. Just do a search with the search button above. ie clean clean clean, put your stuff at your mums and hire some furniture for the sale, paint is cheap, but use a very neutral colour (kid leather) and white trims/ doors, new rugs (can take with you) new pot plants, (can take with you) etc welcome to the forum and good luck Re: Help what can I do to add value to 1012sqm with house 3Nov 17, 2010 5:17 pm What about a granny flat. Laws have made it a lot easier to do. On a block that big you could section it off with it's own yard. If you keep it you can rent out the granny flat and get $200? a week. Or it would increase the value (check with RE agents) if you prefer to sell. Some nice trees and some mulch make a massive difference. Get a pressure sprayer and clean the mould of the driveways and paths etc. New carpets if the old ones are old. And some tasteful, earthy-coloured feature walls make a huge difference. If you are not looking at selling asap, the best "saving" is to pay off the loan. Every dollar you put in you save $2. Nothing else will produce better returns.
