Browse Forums Increasing Home Value 1 Oct 28, 2010 10:05 am We have a 3bedroom double garage single storey house. 714m block. Wife and I are thinking of converting the double garage into living space and then building a new double garage infront of the existing garage. Ideally we want to use a timber frame construction, using blueboard then painted. Cement tiled roof (council says must match house) and the house will be rendered to match. Council (on my first phone enquiry) says its OK to use the existing driveway as the slab for the new garage. I was wondering if anyone knows if the driveway is not perfectly level, will this pose a problem to the erection of the framework. Also, anyone have any idea what a blue board, cement roof tiled construction would cost on AVG? We are hoping for 10 - 15k MAX We are just thinking at the moment, hoping some experienced ppl on this forum may have some good knowledge to share. ALSO: this would make our house a 4 bedroom with double garage and huge living area. What sort of value would that add to a property? Re: Garage to living space conversion 2Oct 28, 2010 4:59 pm Is the garage existing garage able to be habitable? ie has the floor been laid to suit habitation? If it hasn't got the proper insulation there may be a problem. I'd check that first. Look at other 4 bedroom houses in your area to get a rough idea. But I'd say much more than 15K.
