We recently bought an established house (around 25yrs old) but for a number of reasons (main one being we feel the area is not quite right for us) we are actually thinking of selling within the next 12 months.
The question is about whether it would add value or be a waste of $$ to put a dedicated pool fence up. It is a bit tricky to explain but will do my best.
We are on about 2/3 acre, but out the side of the house (house runs long and narrow) there is the pool area. The pool area encompasses the pool (funnily enough), a small-ish lawn area, some garden beds and a decent size deck off the house - probably close to the average back yard - slightly smaller. The pool itself does not have a fence around it, but the entire area is fenced off on three sides, and the deck/house acting as the other fence/barricade. There are two self-closing gates in the fence - one leads to the front of the house and the other to the back of the house. The sliding door from the house out onto the deck is also self-closing. Apparently this is all meets the standards and is considered secure etc.
However, it just feels a bit nervy that there is no actual fence around the pool or around the deck. Personally, we don't spend much time out on the deck as with our little one, our time is spent constantly chasing after her as she gravitates down the steps and towards the pool. Same if we put her on the lawn area - all she wants to do is to explore the pool. If we stayed, we would def put up a fence for our own peace of mind.
But, as we are more than likely going to sell up within the next 12 months, do you think it would add value if we put up a glass fence around the deck (which is about three steps above the pool/ground level) so that if anyone with kids bought the house, it might look more appealing and safer?? Or do you think we should just leave it to the new owners (they may not have kids but I think this house would appeal to a young family). It's definitely something that is do-able so it's not like any new owners couldn't see the potential of doing it themselves, but just wondering whether actually having it done would be a bonus - or a waste of our $$???? (Obviously we bought it without a fence but it was something I noticed straight up and knew we would have to put one up if we stayed long term).
Once we have established this, I will come back with another dimension to the query.
