Browse Forums Increasing Home Value 1 Nov 20, 2009 1:20 pm Hi, Earlier this year I bought a solid brick 4 bedroom home south of Adelaide. The place had a hideous blue colour scheme that covered all 4 walls of the Kitchen, Lounge room and two bedrooms. So far we have painted kitchen neutral colours and installed timber venetians in kitchen, dining, laundry, toilet and bathroom. And a few other small things like put a TV antenna up and 3 points, replace nearly all the miss matching curtains. We have decided that in 18 months we will be looking at selling and upgrading to something a little nicer. So we want to tidy up the house in preparation for selling, but with minimal outlay. So far on the list are: Finish painting all blue rooms. Possibly paint the rest of the house, currently a yellowy color would paint same neurtral colour scheme. Install ducted evaporative (currently RC AC in loungeroom wall that doesn't cool rest of house) fix up laundry cupboards mess (put some nice doors on the front and tidy up the shelves) Rip up lino in kitchen, carpet in lounge and hallway and polish floor boards We will be doing most of it ourselves, (except for the air con). Do people think that spending 8k or so on these things will help improve the property by 8k or more come sales time in 18 months? If you re-paint and also reveal and polish floorboards - the place will come up a treat no doubt. Personally, I'd omit the ducted evaporative. It will be the largest cost of the reno and will probably not get you the return on investment you are after - unless you could install it yourself at a fraction of the cost. You could consider a few smaller (and cheaper but good quality) split systems throughout the house - like the main living area and the master bedroom. Maybe a couple of ceiling fans in the other bedrooms. That way you can sell the place with the benefits of A/C - but the buyer can upgrade to ducted at their own cost if they even need to. You could take some of the left over money and touch up the wet areas. New simple shower screens and tapwear for the bathrooms. A new oven/cooktop maybe for the kitchen? One other suggestion for your list. If you make the outside of the house an inviting place - it can be a great selling point and add lots of value for very little outlay. It's amazing what chopping back or ripping out overgrowth and putting down some good quality mulch will do for the appearance of a property. Maybe even plant a few low maintenance plants here and there ... they will have 18 months to establish. Painting external surfaces all a new modern colour and installing some screens to screen off unsightly areas might be worthwhile too. Good luck. Sure, I know about the heat ... I was in it That's a good price. I imagine that's not much more than a couple of good R/C split systems (plus you get the benefit of using it for two summers) - so go for it. Would evap have coped with the weather last week? I think Evaporative will be good enough for what we want. During the day mon - fri no one is home anyway, and if it gets too hot for it on weekends we'll seal up the lounge room and fire up the refridgerated system A few people I work with have ducted evaporative, and said over the heatwave they never thought the system was inadequate.
