Suggestions please. 23Mar 25, 2009 6:24 pm Hi GH, New curtains are a must !! lol Those are hideous...I would defiantly rip off the maroon section up the top as soon as you move in, if you can't get them done before you move in. The bathroom doesn't look too bad, shower looks big ! Maybe you could just rip out the bath and replace it with a cheapy and re tile that area with white tiles..Not sure about the painting the bath, long term from what I have seen they don't last that well. If the vanity is old, they don't cost much either, and can make a big difference. I'd leave the floors, at least it's not white carpet. Make sure you get a depreciation schedule done just before you lease it, then the 'wear and tear' is tax deductible. Re doing the floor will cost heaps of money ! If you find they get damaged after a few years after renting you can replace them then and claim the lot against the house (tax) I like the idea that you said about the odd retaining wall around the garden beds, helps it look neat - limestone blocks are cheap and it's something you can do yourself ! Is their retic ?? That's something to look at I think, makes it easier for tenants to maintain the garden. One thing I always looked at with renting was security - window locks on all windows are a good investment especially with renters contents insurance. Same goes with security doors on all external entries. A new laminex benchtop would vitalise the kitchen and make it look alot fresher. You can buy some fantastic flat pack wardrobes from Ikea for the bedrooms. A new toilet seat always helps a tired looking loo, as long as it's not one of those awful cheap plastic ones. good luck ! Is it worth doing the conrete under there 100mm and spreading that 3m out and around teh house to be total 100 Sqm with Steel color bond Patio 12 x 3m extension of the current carport that will attach to the back of the house. some of the other tips include checking the roof and guttering and tidying your garden. it also points out that the kitchen and bathroom are the two rooms buyers look at mostly. with these in mind i would spend wisely and concentrate on these areas. I'm an Archicentre Trained Greens loans assessor And the Green Loans money can only be used to do the recommneded "Green Improvements" to your house. If the report says buy shades to reduce western sun and install a Solar Hot Water system Then you can apply to get the interest free for 4 years loan on that basis. It really depends on what needs doing & if you can do it yourself so you are not paying tradies but here is what we did- $2000 bathroom reno- knocked through wall between massive toilet & tiny bathroom (seriously only had room for a corner shower!) installed new toilet, bath, vanity, tiled $2300 Kitchen reno- Painted cupboard doors (laminate paint), replaced cooker & rangehood, chiped off old 1980's tiles, had metallic green glass splash back installed, replaced all door handles $600 rendered the entire house $300 painted the entire house $700 hired a guy with a bobcat the clear our back weed mound (used to be a massive garden) took 5 trips to the dump in his dump truck, leveled & turfed, replaced garden sleepers $80 replaced all the door handles That is all I can think of right now but it has made a massive difference.
