I'm an Archicentre Trained Greens loans assessor And the Green Loans money can only be used to do the recommneded "Green Improvements" to your house. If the report says buy shades to reduce western sun and install a Solar Hot Water system Then you can apply to get the interest free for 4 years loan on that basis. Suggestions plea 34Apr 01, 2010 8:05 pm as you mentioned your current house will be a rental property in a few years i thought i'd share with you what a friend mentioned to me recently. she said that once she advertised her house to rent and said that 'small pets welcome' she was inundated with applications. certainly something worth considering if your property allowed for small animals. most tenants have pets so you may as well allow for it and bump up your rent a little... It really depends on what needs doing & if you can do it yourself so you are not paying tradies but here is what we did- $2000 bathroom reno- knocked through wall between massive toilet & tiny bathroom (seriously only had room for a corner shower!) installed new toilet, bath, vanity, tiled $2300 Kitchen reno- Painted cupboard doors (laminate paint), replaced cooker & rangehood, chiped off old 1980's tiles, had metallic green glass splash back installed, replaced all door handles $600 rendered the entire house $300 painted the entire house $700 hired a guy with a bobcat the clear our back weed mound (used to be a massive garden) took 5 trips to the dump in his dump truck, leveled & turfed, replaced garden sleepers $80 replaced all the door handles That is all I can think of right now but it has made a massive difference. Before reno's our house valued at $385 000 now it's on the market for $419 000. Bought in Nov 21 at the height of the market (classic). Good area, atrocious floor plan.
