Our neighbour is asking us to do a few extra things that we didn't anticipate. One of which is for us to assure them in writing that we will : "pay for all costs associated with rectification of any damage which occurs to our property as a result of their new building works. This includes the building structure, as well plants and garden watering system, and any costs for temporary relocation of any tenants in the property, should this be needed to undertake any repairs." Is there any insurance that would cover relocation of tenants in case of damage that would cause the property to be uninhabitable? Does anyone know what our options would be to address this request? Builder should have an annual policy or if you are an owner builder then you'll need to take out your own policy. As adjoining property insurance wil require full survey of the adjoining property condition. Both parties will need to agree on all clauses and covers and both need to sign. You are best to get surveyor to check whether your renovation and extension will cause any issue with neighbouring.properties. They will give you suggestions in terms of what protections are needed. We have spoken to our surveyor and he wasn't much help unfortunately. He just said we need to agree with the neighbor's request or it could get messy. But he didn't give us any leads on where to find this insurance. We have looked into Allrisk Insurance so hoping it will suffice. Any rock breaking required? If it is relatively minor I'd tell him to go jump. In all the years I've been in the industry both as a builder and a designer, I've never had any of my clients asked for a indemnifying letter and some of those jobs have been pretty big - renos, large extensions and new builds. In saying that, our engineer has recommended doing a Dilapidation Report for each of the three properties adjoining ours which we have done as part of our pre DA documentation as we are doing some major excavation.
