Must do this, must do that, can't do this can't do that, oh and your building is 2 inches too long. Arrgghh!
I could go on, but I just needed to vent. So, am I the only one? Or is North Sydney council the worst of the worst? I must admit, when I did my last build in Burwood, Victoria, I had planning permission in 3 days, and started work after 5. What a difference. So far this time we have gone through 9 painful months...so far. Ug. They ordered me to have a paved driveaway, instead of the turf-cell mesh with grass in it (I haven't given up and will fight them on this). The nanny state at its worst

Where we are building is zoned 'discretionary' so we had to get a planning permit ($800 so far), plus we had to provide council with Flora and Fauna report ($2000), Visual impact assessment ($2000), Bush fire hazard management plan ($2000), Geotechnical report ($1500), Vegetation management plan ($1000) and SWMP ($500). That's all I can think of off the top of my head. And then on top of all of that, they took forever to approve anything . We are about to go through the council approvals proccess next week and hope it will go smoothly as we are in an estate we were already aware of the covenants and have designed the house the best we can to meet the requirements my biggest concern is how long it will take for them to approve. Every five minutes the Local Authority seams to have it's hand out for something. NSW would have to be the most over-regulated state in Aus. We even had to pay $180.00/hr for someone to sit all day and watch the footings being dug just in case we uncovered some shellfish or artifact belonging to the indigenous community. Footpath levy - there is no foot path. Storm water levy - there is no storm water drainage Other levies that seem to be invented by some bureaucrat who though it might be funny!!! Cost? - $300 and...wait for it...4 weeks to process the permit!!! And the retards insist I have public liability insurance in place ($1750) before I make the application.
This is getting beyond ridiculous. So now I won't start until probably December and that means bugger all gets done in January. Now I know why people give up. I wonder what would happen if I just build it? Bollocks to all the permits and certificates and everything else, just build it, live in it and f*ck the council? Can they make me demolish it? I've got a DA, so in principle the development is allowed. I don't intend selling it at least for 6 years so what can they do?
