I have got a sketch of what I want, including sizes of rooms etc. Look forward to hearing from anyone with some rough estimates. Thank you It might vary between states and the complexity of your design but we paid ~$650.00 for a drafter to complete our ~200sqm single story, brick veneer plans for council in Adelaide. If your initial sketch plans already comply with your local council planning regulations it will save you the time and money associated with any alterations. Re: cost of plans 4Dec 25, 2009 6:13 pm woah u spend that much... and he just draw it, not even any other scope of work involved... har Re: cost of plans 7Dec 26, 2009 8:05 am mmmmm we paid around $10K for our plans to be drawn up (met with him 3 times, few emails & phone calls) and for the guy (draftsman) to organise all the 'other' bits & pieces that come with it ie dealing with Council, soil testing etc. I was pretty p*ssed off with his price but compared to the 2 architects quotes, he was less than half their price. Our builder uses this guy a lot & recommended him (builder is b.i.l.) so trusted his judgement. He also did all the communication necessry with the Council and this included a star rating as well That's unreal He would be snowed under with business wouldn't he Architects in Melbourne would charge that just to walk in your front door Our friend's architect is charging $80K His work is amazing & their home will be unique & so it should be for that price. Other friends paid around that as well - the homes they are building are amazing designs in our beachside Melbourne suburb. 2 architects we met with quoted around $19K plus any extras working with Council for our much smaller project. I'd already scaled and drawn them up accurately so it was ready to go and a pretty simple job for him. But i cant justify 10's of thousands of $$$$ for drawings, no matter how good the design. This includes finished working drawings, submission to approval board (w*nkers), full scope of works, energy rating and soil tests / surveyor. I supplied a prelim sketch, inc room dimensions, of what we wanted, and he 'formalized' and made work anything that was off, which surprisingly there was alot of. He has assisted greatly with the thousand questions us OBs have. FYI the engineering will cost $1100. 400 sq mtr single storey in Melb. Plans Done Feb 2010 Permit Done 23 April. Set out Done. Scrape and Excavations Done. Footings Done May 10th. Now, to find a brickie.Got one! Sub-floor bricks & Garage Done - 13th June Sub-floor installed 28 June (?) The engineering then cost about $1100, and the 5 star report about $200. Cheers, Emmy Hi Emmy, the draftsman draws the plans & working drawings showing all dimensions and elevations and then passes those drawings to an Engineer who assesses the structural needs of the house. The Engineer then provides the details for footings, slab, structural beams, retaining walls, etc. These Engineering drawings are read in conjunction too and supercede the working drawings. If the Engineer has specified anything that is different to the Draftsman's drawings the Draftsman will then adjust the working drawings to show the required structural changes. Hi guys, great forum, thank for all the contributors making it such a good place to learn... TDS, would you mind passing on the archi's/drafty's details? I am an OB in the planning stages also an have had a couple of quotes around 4-5K area. Thanks very much in advance 6 11528 Really tight at the top of the stairs- how to get furniture into those rooms? Study books - does anyone really use them these days? Large storage closet would be more functional. 2 6882 Ask the council if there is a chance of getting build over easement exemption. Sometimes easements are unused and 24cm is not all that much.
