Browse Forums Owner Builder Forum 1 Jul 25, 2019 9:56 am Hi all I am currently in the process of building our new home , if I were to build it and then sell up in say 3 years I believe that the house has to have a 6 year warranty against defects ( 6 years major defects 2 years minor ) from date of occupancy certificate issued , as I am an owner builder is there an insurance that you can take out for this ? I only ask as a friend of mine did some extensions on his house ( as an owner builder ) that he then sold a couple of years later , he has been called backed to rectify these works and it’s got me thinking on how to cover my works . Professional Building Surveyors are finding it near on impossible to get insurance...sorry to say, your chances for a payout are Buckley's or non..others, please correct me if I am wrong Third building surveyor signals possible closure as insurance crisis gathers steam My2c 1.Have all the proper Engineering/Construction details, data and Specification on hand 2.Monitor the Build very Closely, Check for Deviations and Wall and Building Tolerances , ie. 3D BIM Data <-> Actual Build 3.For structural deviations consult your Engineer 4. For NCC non compliance consult a Building Surveyor 5.Defects and non compliance is voidable, rectify them ASAP 6.Keep photographic, measurements and AsBuild Records IMO forget the insurance, you wont be able to afford it and I doubt they will pay out? Everything will be done 100% compliant as I will be doing a lot of it myself and I have no intention of leaving at all , the house has been designed for our families specific needs , but you never know . It's builders indemnity insurance. As the builder an OB is liable for issues just like a normal builder. The insurance is only to cover the buyer if the OB isn't around to fix the issue.
