From those that have done it or are doing it, how is it best to pay trades and what type of contracts did you use? I am intending on contracting out 99% of the work. Carpenters - did you pay per hour and use a cost plus contract (as work will be more than $10k). It seems they also need to be a registered builder - limited in carpentry or unlimited. Slab, Earthworks, Drainage, Roofer, Electrician, Plumber, Cladding- I assume all fixed price quotes. What about bricklayers? Fixed price or hourly? They also need to be licensed as work over $10k? And plasterers? Thanks. Contracts vary from company to company, builder to builder, plumber to plasterer. Sure their are guidelines but you need to know what you want and what is covered. Making sure you get what you sign for and what you sign for covers what you need and want. Everybody in building makes most of there profit on variances. Typically your stuck need it done or want it done and that's where they capitalize.
