Don't be too fussy at the preliminary stage 1, as you fill in the details and firm up quotes try to stay within the defined boundaries, Generally it should take several iterations ie
1. 2D Sketch-> rough quants
2. Construction/Engineering 3D Drawings/Details->accurate quants
2- Storey, Masonry, Timber Frame, Truss Beam Slab Details
3. Trade Estimate/Quote & check feedback into 2 above
