Looking to do an extension to my double fronted victorian here in Melbourne, have done owner builder before in 2012 and wanted to gauge the current prices with all the changes in the construction industry. Looking to add a 14m x 10m extension (3.9m Ceiling per story) , double story with two bathrooms and a kitchen. Flat land with easy access and heaps of parking for equipment etc.
What do you think the cost would be without fittings (just framing, plasterboard, plumbing ). No windows or bathrooms etc.The house already has an extension so wondering if tearing the extension down and starting on a clean slate is more economically viable. Cheers

You will need to establish an overall design,budget, work out the materials, quants and apply realistic rates for the trade components.
Don't be too fussy at the preliminary stage 1, as you fill in the details and firm up quotes try to stay within the defined boundaries, Generally it should take several iterations ie
1. 2D Sketch-> rough quants
2. Construction/Engineering 3D Drawings/Details->accurate quants
2- Storey, Masonry, Timber Frame, Truss Beam Slab Details
3. Trade Estimate/Quote & check feedback into 2 above
