This project has been almost two years in the making. I'm planning for a semi-offgrid 4bed 2bath timber framed house on Palmers Island NSW, which is a few minutes out of Yamba. The farm is bordered by two creeks, one is a deep channel with a few river trawlers and rec boats and the back channel is shallow which I have my own boat ramp, this is rarely accessed by anyone other than a few local fishermen.
The house is 3metres off the ground on steel piers, clad with colourbond and FC weatherboard or a sycon type product.
Windows are coming from YY construction in Shanghai, 61m2 of double glazing. I went with the China option just due to cost, local single glazed equivalent ranged from $32k-$45k without installation. YY came in at $22k delivered to site for double glazed low-e.
I have engaged a local builder and his offsider on a weekly basis to construct the house to lock up. He has estimated 6-8 weeks to build to lock up.
DA has been approved and we start construction in early April.
