Browse Forums Owner Builder Forum 1 Mar 30, 2018 10:26 am Hi, I've got the plans finalised for a small house and am hoping to start building in the next couple of months. I've had three quotes from builders for building to lock-up stage, ranging from $120,000-$130,000, so fairly close to each other. Have been told by one of the builders that the slab should be about $20,000 of that, so $100,000 or so for the rest of the work to lock-up. I'm trying to understand a breakdown of costs to see if there are significant savings to be had by managing it myself. There seems to be from what I can estimate but with no experience I may be overlooking and underestimating a lot of things! It's a two-bedroom house, 100 m² of living space with 40 m² of carport (under the same roof). This is what I think t I have a reasonable idea of: slab price from builder: $20,000 trusses from local hardware store estimating service: $5000 framing timber from what I have modelled (with hardwood studs, Bunnings retail price): $5000 beams from local hardware store estimating service: $1000 colorbond roof, gutter and fascia with blanket insulation installed quote from local roofer: $10,000 building wrap from local hardware store estimating service: $1000 windows, 2 aluminium door frames and large sliding door supplied: $8500 external hardwood doors: $1000 Stria cement sheet cladding from local hardware store estimating service: $7000 That comes to somewhere around $60,000. And things I don't have much of a clue about: labour for framing and truss erection labour and materials for windows and doors installation labour for building wrap and cladding, plus painting the cladding downpipes plumbing temporary power, water, portaloo etc Could those things account for most of that $60,000-$70,000 difference and/ or am I forgetting some major costs? One of the builders I was talking to said if I employed him on an hourly rate it would be $60 for his time and $40 for his labourer. Super rough estimate for costs to install cladding: there are approximately 60 boards required for the house. If it takes half an hour for each board to be installed that's 30 hours at $100 an hour, so $3000. Is framing and erecting trusses crazily labour-intensive? Thanks for any advice! Is framing a basic small house a job that takes a couple of people 1, 2, or even more weeks to do? If it's a couple of weeks then I guess it should cost less than $10k. Making further guesses, putting in windows, wrapping the building and nailing on cladding should cost less than $10k (hopefully significantly less?) Even allowing another $10k for the other things I mentioned and things I might have forgotten I'm still $30k away from the quotes I got. What am I missing or underestimating? We have a similar sized build (150 SQM) but are looking at kithomes. $75k for kit, kit home guys reckon you could do an owner builder and have it built for another $90k Kit doesn’t include slab, plumbing or electrical. I have my own business and work with a number of residential clients. You can see a snippet of the breakdown of costs here for a brick veneer home in Sydney - https://imgur.com/F1nf8pT As StructuralBIMGuy stated, you will need to undertake a detailed Cost Summary to understand where you sit and how much the build will cost if you do go the owner-builder route. You will need to include a cost for your time if you do go down the owner-builder route as well. All costs for that project were broken down elementally. The percentages on that cost summary are only specific to that project, with costings priced for the Sydney market. There is a section for building cost per sq meter- that would be a rough guide. Do a takeoff for more detailed costing Good luck consider putting in wall WC instead of robe in the same bedroom, then it might be doable to hook up to the existing piping. 4 6627 I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13091 Looking to tile the facade pillars rather than rendering.
