Hi everyone.
I have an old Ashgrovian in a creek flood and character zone. I want to raise it and add a sub-floor level below the original. It actually need to be about 2500 off the ground! There are a few things triggering a DA and some other interesting things going on, so I really need to put the hard yards to keep costs down; meaning I am heavily considering being an owner builder.
While I am not planning on doing much of the build myself (other than painting, cabinets, throwing plaster sheets), I am tossing up whether I should organise the raise, framing, cladding, windows, doors and plumbing separately, or if I should engage a builder to get it to a 'shell' where I can then just organise the electrical, plastering, stairs, kitchen and bathroom etc.
I don't know much about the limitations of carpenters or builders to give warranties on portions of builds, or the viability of having a builder organise the first major stage. I am still at the stage of figuring out what I can afford before I get my plans drawn up properly.
Any advice would be much appreciated.
