Browse Forums Owner Builder Forum 1 Jan 11, 2018 10:49 pm Hi All We have been reading this forum for a while and as we are about to start building thought we would add to the information on this forum by recording our build. We have a 3 acre bush block close to the edge of suburbia and are still within the Brisbane City Council jurisdiction. We have a 1000 m2 building envelope which has a decent slope on it and are subject to a BAL29 rating. After almost a year of talking to project builders and custom builders we have decided to build a Harkaway Home as we have always liked their designs. As a consequence we are going owner build/project manage the build. Subfloor will be steel posts/joists and bearers with a cut under the house to provide extra space for storage. All material above the sublfoor and to lock up will be provided by Harkaway Homes and we will finish the interior with the help of the required trades. Re: Brisbane Harkaway Homes 2Jan 22, 2018 10:48 pm To add to our information- things we needed to do to finalise our plans and get certification were: 1. Soil Survey 2. Contour Survey 3. BAL (Bushfire Attack Level) survey 4. Site and Soil report for HSTP 5. Engineering certificate for the under house cut and steel posts and beams 6. Energy rating report 7. Wind rating 8. Stamped plans The contour survey identified a slope of 3 metres downslope over about a distance of 18 metres. We have a BAL rating of 29, wind rating N2 and were able to meet an energy rating of 6. As a lot of the external house is timber including window frames we are meeting the BAL29 rating by using Exfire, a fire retardant paint that will be used under normal paint. The model of Harkaway Home we are building is part of the gabled homestead series and is called the "Daylesford". The untimely death of a friend led us to visit their display centre in Melbourne, with a copy of the designs we liked as inspiration and some more googling of Victorian and Federation homes we came up with a design of our own that was originally inspired by many Harkaway Homes... In the end we started with a blank sheet of paper and developed something unique to fit a sloping block. Cheers, Scott.
