Do those of you in this situation intend to be on site a lot of the time keeping an eye on things or rather, do you intend to just make regular visits to check on things? Those of you who have started your projects, how have you handled the ordering/delivery of materials, etc? Do you attend the site to accept the delivery or is that something you could ask the tradies to do? They are not the project managers, you are. This is the reason why many tradies refuse to do jobs for owner builders. An owner builder is a project manager, so yes you need to be there to oversee everything, you are essentially doing the builders job. I'm owner building, however my dad and partner are actively involved. My partner works on building sites down the road so is able to pop down to oversee works, sends his apprentice for deliveries etc. Re: Project management/building supervisor 23Sep 14, 2008 11:10 pm Thanks Minx I appreciate your input, definitely wouldn't want to upset the tradies by expecting them to do something I would be responsible for. Don't know if this is the way we will end up going. We're a long way off being ready to build so I have plenty of time to reasearch and think about it. Re: Project management/building supervisor 24Sep 14, 2008 11:28 pm Re materials/delivery etc - it depends on what you have agreed to subcontract out to your tradies....we have subcontracted everything out so our plumber organised his own materials when he was due to start, all included in his price. Our concreter same deal, he organised all the materials for the job and included in his quote.
The main role that DH and I have played is to manage and oversee everything, i.e. the plumber had to come back before the concreter poured but after he had done the prelim work, we had to arrange this with both to make sure they had the right time frames...we also had to arrange all our own inspections for the pre slab and we are on site almost everyday, either before or after work and sometimes DH goes in during the day to see how its going. We are lucky we live and work close to our build - that is very very important to us. It is time consuming Sharon, but if you research it well enough and are willing to put in a lot of effort to get relationships with your tradies right, then you may just pull it off! I have just emailed you the spreadsheet as requested, cheers Ruth Ruth -Bought house in Melbourne inner burbs, knocked it down & now...we are owner builders! Completed OB project and moved in to our new home with our new baby in May 2009! Re: Project management/building supervisor 25Sep 16, 2008 7:38 am Thanks for emailing the spreadsheet Ruth but unfortunately I didn't receive it. Just checked and I gave you the wrong email address. I'll send you another PM with the correct address. If you wouldn't mind resending it - at your leisure, absolutely no hurry - it would be much appreciated. One of our difficulties would be we both work a distance away from where we will be building so if we were to go down this road we will need to be pretty creative with finding a solution - I could possibly change my work hours or go part time, we'll assess that if/when the time comes. I have just emailed you the spreadsheet as requested, cheers Ruth Hi Ruth, My plumber and sparky organised the material as it was included in the quote. However the larger one being the carpentry I was lucky my partner did my materials list. It's the builders responsibility to do the carpentry materials list and in the past when my partner has had to organise such a list, he has charged his time out based on working it out. I had to organise my bricks and my amount alone, brickies just bricked, plasters included the material in their cost so they organised it, and the price increased when I changed my cornices to something more architec. My partner figured out my flooring, and fix. We had taken the plans to quote for roof frame, and same with roof tiles. Tiles we figured out ourselves and thats all I can remember for now. Hope that helps... Re: Project management/building supervisor 27Oct 23, 2008 10:41 pm The best owner builder management option that I have ever seen is from this site http://www.ubuild.com.au
The 10% project management may be OK. In my experience to do it properly the fee would range from 8% to 15% depending on the complexity of the project. You need to be absolutely certain that the PM has got everything really well detailed for all the trades and that all the trades are on contracts, that are based on works orders, that are based on your budget! Building is complicated and you need someone very close to simplify with really effective systems. I know it is a bit late as the thread is over a month old but hopefully this can help someone.
