One of our difficulties would be we both work a distance away from where we will be building so if we were to go down this road we will need to be pretty creative with finding a solution - I could possibly change my work hours or go part time, we'll assess that if/when the time comes. Re: Project management/building supervisor 26Sep 16, 2008 11:32 am ![]() Re materials/delivery etc - it depends on what you have agreed to subcontract out to your tradies....we have subcontracted everything out so our plumber organised his own materials when he was due to start, all included in his price. Our concreter same deal, he organised all the materials for the job and included in his quote. The main role that DH and I have played is to manage and oversee everything, i.e. the plumber had to come back before the concreter poured but after he had done the prelim work, we had to arrange this with both to make sure they had the right time frames...we also had to arrange all our own inspections for the pre slab and we are on site almost everyday, either before or after work and sometimes DH goes in during the day to see how its going. We are lucky we live and work close to our build - that is very very important to us. It is time consuming Sharon, but if you research it well enough and are willing to put in a lot of effort to get relationships with your tradies right, then you may just pull it off! However the larger one being the carpentry I was lucky my partner did my materials list. It's the builders responsibility to do the carpentry materials list and in the past when my partner has had to organise such a list, he has charged his time out based on working it out. I had to organise my bricks and my amount alone, brickies just bricked, plasters included the material in their cost so they organised it, and the price increased when I changed my cornices to something more architec. My partner figured out my flooring, and fix. We had taken the plans to quote for roof frame, and same with roof tiles. Tiles we figured out ourselves and thats all I can remember for now. The 10% project management may be OK. In my experience to do it properly the fee would range from 8% to 15% depending on the complexity of the project. You need to be absolutely certain that the PM has got everything really well detailed for all the trades and that all the trades are on contracts, that are based on works orders, that are based on your budget! Building is complicated and you need someone very close to simplify with really effective systems. I know it is a bit late as the thread is over a month old but hopefully this can help someone.
