I'm just very confusing about owner builder rule. Our idea is pay company builder for do the big job but leave all easy job too us. We know how to put laminate floor,install kitchen,install wc and sink in bathroom , paint all house. How much money do you think can save do this kind of job our self? It is possible or we go against some rule? Only for this small job need insurance owner builder? Need licence owner builder for this small job? When I have built (twice in Australia) I have had a fairly basic house built to completion with the own upgrades being additional power points. However be mindful that when you are selling you will have to provide OB report (within 7 years) and HOW insurance for the work you have done. Ensure that you start the project as an owner-builder, then you can contract out as much of the project as you want to, even if its all the work up to the lock-up stage. *note: most builder will avoid letting you do anything even remotely significant (even sourcing materials yourself), because whatever you do will still be their responsibility (ie if you're not an owner builder). Imagine this scenario Concrete slab ( concrete company) Steel frame, roof,plasterer ( I'll do the job) Brick ( bricklayer) If after 5 years I wanna sell the house, I have to provided insurance only of my part of job and other traduce about their part of job or I have to do insurance and take responsibility about all the house? Constructing a roof for a house is also a licensed trade so you would need to pay someone for that. Be aware that building yourself will be lot slower than having a house built because you will be waiting for tradesmen as their first priority will be the big builders who give them regular work. Much delay during the build and the extra cost of renting a property can exceed any savings that you might get from using your labour. I know I have to live in at least one year, after that I can rent without problem , in case I move to another part of Australia or in case I comeback my home country? And what about sell the house after 10 years?
