Browse Forums Owner Builder Forum 1 Aug 17, 2017 10:56 am We are having plans drawn up and would love some advice on what kind of soil test is needed. Have had a couple of quotes. One included two bore holes and two DCP's. Is this adequate or is there anything else needed? Thanks in advance 😀 Re: Owner builder - advice on getting a soil report. 2Aug 22, 2017 9:04 pm It depends on the size of your block, condition and your house placement. But minimum would be 2 bore holes within your future house perimeter and especially location where extensive excavation is expected. For myself, I always ask for 3 bore holes as my block is on slope. This really will minimise surprises down the track. Re: Owner builder - advice on getting a soil report. 3Aug 22, 2017 9:17 pm Thanks Snowing. I've had a quote for 3 bore holes so that sounds adequate. Our block is 700sq m in new release area so hopefully no surprises. What about wind classification- is that more for larger rural blocks? Re: Owner builder - advice on getting a soil report. 4Aug 22, 2017 9:29 pm That's good. As long as the bore hole is not in middle of your future garden then it is ok. That's more for rural blocks where no one is around you or for locations where you are facing the ocean. Re: Owner builder - advice on getting a soil report. 5Aug 23, 2017 5:18 am Awesome. Thanks for the info. Love this forum 😀 Re: Owner builder - advice on getting a soil report. 6Aug 23, 2017 9:25 am Cazthebuilder Your local shire should have a checklist for planning and also building But Generally you will need a Contour survey, soil geotech report, Engineering wind loading and a good design, specs, etc. Also please give some serious consideration to having your design & Engineering done in 3D Modelling software, ie Building information Modelling (BIM) The BIM can be used to extract data & Information such as Areas, Quants , costs, processes, details & Simulations. IMO a must for OBs.It can also help with Time wasting Trades? Here in Sydney there is a building boom. We know lots of good trades. Hubs is a perfectionist brickie so no worries about the bricks 😀 Re: Owner builder - advice on getting a soil report. 10Aug 24, 2017 12:02 pm StructuralBIMGuy Yep.. here in perth: 2.Plenty of Good trades to choose from Nope, cannot agree there. Finding an honest, reliable and sensibly priced tradie in Perth is a nightmare. Always has been. It's no different anywhere else in Australia. I have friends in France and they have the same problem. Thanks. I called VBA today and they said it was a Consumer Affairs issue, the old handball. Seems like the government organisations don't want to do their job at the moment. 2 7520 Hi VK, I am now retired however I have stood beside over 300 owner builders in the past 18 years that have successfully built their own homes.
