Plasterer, tiler, flooring....we put in the kitchen and painted at the end. It took us 18 months,...we weren't rushing or on a time schedule as we didn't want that extra pressure. We found that we were waiting on trades to (a) come out onsite to quote then, (b) come and start the job then, (c) come and finish the job. The waiting just pushed everything back further and further because we couldn't get the next trades out until the previous had finished. Hiring a builder to oversee the project would have cut down on the time frame but added to the cost...we chose to wait. We moved in to an unpainted, unfloored, no kitchen house lol, bathrooms were done though and we set up a temp kitchen to serve until the floors were laid. It was another 6 months until inside was finished but if we did it again we'd probably do it with a little more planning and lining up of trades beforehand. Really hoping not to get past 12 months. Paying rent in Sydney will be expensive while we build. Hopefully we won't have to wait too long for trades. Trying to get organised now and getting quotes for what I can pre building. We both work full time too and with 2 small kids it's going to be a pain, but worth it in the end. Some of them do have builders that can help to build to certain stage. One thing thou, unless you have a more solid plan on what you want etc.. quotes that you are getting at this moment are mostly only for reference.. Also, if you have concerns with time, you better be careful since most of the time you will be last on tradies queue since your job is once off type. You need to be very sure of what you are doing if you want to get it done by 12 months. Put it this way, tradies can also choose work they want to do especially the good ones. If you don't have issues with timeframe, you are less likely to encounter issues. I would suggest you to look at getting a builder to complete to lockup stage if you want to move in quick, don't have extra tradies source and time to fully manage the crucial stages of your build. Re: Kit home budgeting and builder recommendations 13Jul 31, 2017 4:10 pm I get a lot of owner-builders reporting that their project took longer than expected because the contractors were'nt available when needed, adding delays where no work was done. I think it makes sense to expect that the good contractors are often working for builders they'll get repeat work from, so they get priority. Has anyone encountered contractors saying this?
