Browse Forums Owner Builder Forum 1 Apr 02, 2017 2:29 pm We are close to submitting our DA to Northern Beaches Council Sydney (Warringah) and we are doing this as an owner builder. We are required to have it costed by a qualified person such as a quantity surveyor. I have asked for 3 quotes today and waiting for a reply. Does anyone have ideas as to the cheapest way of doing this or any other recommendations? Thanks Bruce Re: Costing a build 2Apr 02, 2017 7:17 pm The simplest way is to get a builder or quantity surveyor to prepare a budget cost based on $$ sq/m for standard finishes. A detailed cost breakdown and material take-off will cost more and not add value to your build. Typically the build cost is just that. It excludes land and your furniture and fixtures, If you plan to borrow money for the build, then the bank might require more detail. Re: Costing a build 3Apr 02, 2017 10:58 pm Thanks Beetaloo, I was surprised, being a Sunday, to get a reply today from one of the quantity surveyors. $990 (incl GST) for a detailed report. It will be interesting to see how it compares to the other quotes. My intially feeling is that it would be worthwhile, at that figure, as not only will it satisfy council but also give me a clear idea of the actual cost. I've watched shows like Grand designs, Building the dream and the main thing that put people into a pickle is not having a clear idea of the cost. I'm sure there will still be surprises, hopefully, not as many. 🤗 Re: Costing a build 4Apr 02, 2017 11:34 pm @Searching4 knowledge If you have had the plans designed/modelled in a BIM 3D design software package the designer should be able to extract fairly accurate net quants for all materials & objects. ie, m, m2, m3, doors etc Then you will be able to build up rate$ for each trade for fixing/installation/erection etc, eg brickwork... each $/brick or $/m2 Be able to use Labour time constants for hourly, daily & weekly rates buildups. ie B+L =500 bricks/day Or analysis quotes (reverse-engineer costs) from lump sum trades. Check to see if your designer has set-up data tables in their design software, eg Revit,Vws If i model any design in BIM software (including engineering) I can extract quants, Project Management gantt charts, & analyze any price within approx 5 minutes.
