The clients budgets are ridiculously high, expectation low, love being taken advantage of,etc,etc 2. The projects are built as fillers in which case it will take twice as long to build 3. Cost plus-> hourly price high -> loaded 4. Fixed price-> loaded $40K (L) 5. Day rates-> loaded and they only work for half a day and nick off to the other job-> productivity low 6. You can prove to them that you know what you are doing, and it's an easy job, and you aren't wasting their time/money 7. The trades have you where they want you Hoist in, Scaffolding up & Loaded and you are paying for it every week while no-ones there in which case then you will agree to 3,4,&5 above. Frankly, without proper planning/scheduling ..you become even more desperate & try everywhere & everything There's a right time for everything...you just need to know, what, when, how and the place, acceptable risk,etc -> that involves data, Options & analysis From the number of bricks it's a large project... look for alternatives... goodluck. If you meet them face to face they are more likely (in my opinion) and be honest with their response. We have a PM helping us who is a relative - his two recommendations were busy for next 3 mths Would prefer personal referrals but have completed due diligence myself e.g. checking recent work, requesting references - most get really peeved at this, but simply explaining i'm not giving anyone tens of thousands of dollars without being confident in them and they calm down Re: Bricklayer - Melbourne 9Apr 08, 2017 10:18 am kingDOZ112 You would do better if you put up 1. He calmed down but I felt like we wouldn't work well together In good news though, the engineer was good to us and we don't need as many bricks as I had planned - was assuming the worst in my 25k brick post above also have decided to do the brick fence at the front at a much later date when the budget opens up a bit more. So we are now down to a 16k-17k brick job. Pricing appears to be $1.32 to $1.43 incl. GST / brick + window sills at $30 a metre and brick piers at $40 a metre I need to supply sand, cement, lime, foam, straps, lintels, T bars and the cleaning firstly - if you are have good at your job and were planning on doing a good job you wouldn't be factoring in cleaning up front. Lintels & T bars, foam and starps are fine and I am excluding from the job as it has nothing to do with the labourer But aiming for a total cost including ALL those materials above of $1.5 / brick, which is around $24k - $25.5k which means the bricklayer will be working for around $1.15 inc GST In terms of project planning etc - we are all set - I have an architect PM who is a relo and is assisting me - he has prepared a very detailed project plan for me Re: Bricklayer - Melbourne 11Apr 11, 2017 9:42 am Random111 There's a big difference between 25k-17k bricks you might want to get the brick suppliers to check your quants..Austral Bricks offer a good estimating service If you are building 2-storey also add Scaffold, hoist and crane hire, rates also vary with lifts, etc,etc My2c IMO Relo and friends offer to help but in reality they use you as a fill in service and you get stuck with the longer hire periods..so in the end there basically is no savings ..just time delays To be honest you are better off getting someone with trades experience to PM rather than an Architect, Unless your architect has a toolbag and is happy to kick in and help. from experience Project Management plans on site change every week? Cleaning depends on the type of brick. A glazed or hard burnt brick does not soak up mortar stains much and is easily cleaned by the bricklayer as the bricks are laid, however some types of bricks are very porous, stain easily and need to be pressure cleaned (by an experienced cleaner) at the end of the bricklaying. Builders and Trades make money from apprentices at $15-25/hr but that's not what they are charged out at...
