I engaged with a landscape designer who designed and drafted a architectural plan for me. I play around 5000 for both plans. Since we didn't agree on the cost of the project so I choose to do owner builder with the help of my friend who is a project manager. Now, I got the owner builder license, my friend asked for license number of the architect who drew the plan to apply for building permit. I asked the designer/architect who drew it but they said the architect DOES NOT have the license number, but ANY other licensed landscaper out there can do the job. he said this is the standard practice in this industry. My question is can I use this plan to apply building permit, if so where do I get the license number since he said the architect does not have the license number OR is he hiding something and want to get the project done by their construction team? Im confused. My friend insisted the draftsperson should have the license number whereas the landscaper said they dont have? What should I do now? *headache" Re: License Number of the Architectural plan 2Sep 01, 2016 11:29 am The word/title Architect is protected under law..designer, project manager and Engineer are not In a nut shell owner builders now require builders, architects or engineers to supervise or advise/assist owner builders (as far as I can remember it';s always been that way..now the regulations are tightening up as there are too many complaints) The building commission doesn't want to deal with owner builders complaining who have been ripped off by unscrupulous trades/contractors, using an excuse like I didn't know what I was doing,I was sucked in, the salesman said".."Blah,blah blah, get the gist If a owner builder requires assistance get professional help. These 3 professions are registered and can be checked by the building commission. You have a number of issues they are 1. What design service did you get for $5k 2. A designer who calls himself a Landscape "architect" will be fined by the Architect Board 3. A landscape designer who provides structural drawings/details for retaining walls ,Patios, decking etc will have the designs rejected unless they are certified by an engineer. 4.The designs can have some design components certified as compliant as per the codes by a building surveyor not all therefore 5. To ensure that all designs compliant or non-compliant get approved I advice clients & home builders to hire an engineer..they can deal with everything, design, Compliance, Non-Compliance , codes, calcs, proofs...and save you money to boot Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: License Number of the Architectural plan 3Sep 01, 2016 4:54 pm 5K I paid for the landscape design + decking drawing/architectural plan. I say the landscape design might not need a licensed designer as it is just like a picture. The architectural plans for the decking, retaining walls and fences should have the license number, right? My landscaper refuse to give it to me as he said his license number is only for his construction team. He said other licensed construction companies can do with their license. Things is I dont need a construction company as I do as a owner builder. So, in this case, Can I force the landscaper to give me the license number of the architect who drew the plan? if not, can I report them. Re: License Number of the Architectural plan 4Sep 01, 2016 8:07 pm That's common practice sucking in new home owners with images picture renderings of what it looks like..which incidentally is worthless without certification & compliance.It sounds like you have paid for drawings/sketches and the issue you will also now have is copyright because the designer will have to release the drawings to you for others to use... did you have such an agreement with the designer or architect?
