We badly need another bathroom, storage space and garage for car, boat and kayaks. So I drew up a concept plan and we have applied for planning permit, the application is currently advertised by the council. http://i1321.photobucket.com/albums/u559/brankom10/frogfin_zpsagdneay6.png The killer feature will be new bathroom. In concept design I have made roof line slightly lower than existing and the front line of extension is slightly demoted back the intention being to subtly blend in with existing. As developer I am very well aware of the risks of over development and pushing the boundaries however here I am going in entirely opposite direction because this is such a unique spot that I don't want to ruin it. http://i1321.photobucket.com/albums/u559/brankom10/IMG_7560%20copy_zps2b4sfpzk.jpg Whilst I am a registered builder in Victoria I am not in Tasmania so I will be building as owner builder Fastening my set belt Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog Re: Extending in Paradise & trying not to ruin it.. 4Jul 03, 2015 10:47 am snufl I love the way your cottage almost disappears into the landscape. Good on you for designing an extension that is sympathetic to the surrounding area. Will follow with interest. Yes it's amazing how you can see all the other houses from the beach and the cottage just disappears into the background Anyway I am looking forward to it, been off the tools for over a decade so I might loose a bit of weight doing some physical. http://i1321.photobucket.com/albums/u559/brankom10/IMG_0474_zpsjumagoev.jpg Foremost Building Expert in Australia, assisting with building problems/disputes, building stage inspections,pre-contract review advice for peace of mind 200 blogs http://www.buildingexpert.net.au/blog Re: Extending in Paradise & trying not to ruin it.. 5Jul 03, 2015 10:48 am Saint Mike Looks awesome. Then about 12 years ago it was extended and I bought about 3 years ago. Its' almost perfect as it is but as you use it you notice that one toilet and shower over bath although adequate is insufficient for a three bedroom cottage. I pulled out bath and installed new shower so now we need a bathroom plus some undercover storage and garage . My new bathroom will be overlooking beach and will look something like photo below http://i1321.photobucket.com/albums/u559/brankom10/images_zpsc3j61tcd.jpeg Engineering has come in and we are taking footings down to rock (about 1 m down) and also to overcome risk of erosion http://i1321.photobucket.com/albums/u559/brankom10/DSC_8399%20copy_zps0hciwom1.jpg My draftie has just sent me prelims, all good just minor adjustments I found Sorell council very friendly and helpful and engineer and draftie are excellent. We are owner building and currently at bricklaying stage. Whilst we have been there labouring mostly we are looking forward to the rest of the build which we can do a lot more. If I had that view from my bathroom I may never leave it! If I had that view from my bathroom I may never leave it! Yes the plan is to spend more time at the cottage but I am not fully retired yet, and probably never will so its looking 1-2 weeks / month The view is just as good from the lounge, dining and the two front bedrooms, we are always sad to leave but happy we will be back. As a builder I always did slab preparations myself then got concreter to place and finish, I will probably do frame, roof and hang plaster. Obviously licensed trades plumbing and electrical I will get as well as joinery, fixing and tiling, painting I will do. I am looking forward to get stuck into it. LOL You are right about the fishing this is what did it for me: "After five years of internet hunting, searching for a sea change (trawling every waterfront property for sale in Victoria, Queensland and Tasmania) I spotted Frogmouth Cottage and in that microsecond I was in love. We stayed three nights and it blew my head gasket. Fishing, when I caught my dinner in front of the cottage I knew I was forever hooked. We just had to buy it. Nothing has changed. Every time I go there I am just blown away" I caught this Salmon just in front of my house and Ivanka caught Flathead kayak fishing 100M out http://i1321.photobucket.com/albums/u559/brankom10/img_118824_1574755154933c912a63579044df7f12_max800x600_zpsgpdorffq.jpg http://i1321.photobucket.com/albums/u559/brankom10/IMG_2545_zpsnurvwptj.jpg I have more photos http://www.homeaway.com.au/holiday-rental/p3806308 http://www.stayz.com.au/accommodation/t ... ont/118824 When I was looking for a holiday house to buy I did not anticipate buying into interstate and international holiday accommodation but that's what it is. Just look at the guest comments from the people who stayed. A find of a lifetime, lucky it only took me five years. Anyway I have other challenges. My driveway was never fully formed because of right of way I come through neighbour. So now I want to build 50M long sleeper retaining wall 1 m high but not only it is on boundary but also on edge of a drainage easement. Firstly I have to get council consent then have wall included in my building permit. I knew the risk but choose to live in the moment. Out of interest what is it like being so close to the water during winter storms? To answer your question, just beautiful. The first night we stayed there was fierce storm with howling wind and crashing of the waves that came up two steps. I just loved listening to the elements safely inside whilst all the wild stuff was going on outside. It was just like being in Lions den but safe. The next morning we made offer to buy. We miss the brunt of the full storm because we are just around the ridge.
