Cantilevered upper floor is expensive and difficult with a timber frame. The trouble with full height voids is hot air will rise and noise will be transmitted easily to bedrooms. Re: New Build - South Gippsland 5Jul 08, 2016 4:48 pm Love the design! Is it a Sketchup design? If so are you familiar with the 'shadows' setting? It allows you to place the model in real space (ie your land co-ordinates) and you can see how the shadows will fall on any day of the year and any time of the day. I used this setting to design the depth of my awning over my large north facing windows so no summer sun comes in the windows yet the winter sun crosses 2 thirds of my living space indoors. Very handy tool. Looking at your design it appears that your awning is not very deep and would therefore let a lot of early and late summer heat in. The west balcony will attract a lot of late arvo summer heat - perhaps you could incorporate some vertical louvres? Custom double glazed windows are pricey. I had my 4 front 2.1 sqm windows custom made and then changed my others to ready-mades. Not a huge difference in appearance but a motza in savings! For me it is going to be far too much North facing windows unless you put more shade in.
