Browse Forums Owner Builder Forum 1 May 27, 2016 8:50 am Hi all. I'm new here and new to the Owner/Builder arena. Here's the skinny: I have an existing home and wish to add a few improvements to aid my 11yo disabled daughter in her accessibility around the home and to her therapy pool. The additions will be a ground-level access ramp and landing to our front door, and a deck around our above-ground pool (located on a level such that once constructed the deck will make the pool "in ground" at house level). Being in Logan City Council, according to their requirements, an addition over 10sqm requires Building Approval, which both projects are. I had architectural and engineering plans drawn, engaged a certifier and sought quotes for the construction. Now I'm no fool when it comes to DIY, but the quotes for construction of the front access ramp alone were way beyond what was expected; so much so that the pool deck is now off the table indefinitely due finances. Therefore, I looked at Owner/Builder. It makes perfect sense, and given I'm not building a whole freaking house (kudos to those who are) I'm confident I can manage that. In exploring the process, though, I keep coming up against a question I cannot get answered. With all that background, here's the actual problem: My understanding is that to get Building Approval from Council I need to have the work certified by a licensed Certifier. However I can find no certifier who will deal with Owner/Builders. I cannot make sense of how an OB gets this Approval without going through the certifier, who doesn't deal with OB, yet that's what Council requires. Seriously, this is causing a rather intelligent guy to lose way too much sleep. If any of you can assist in clarifying the process, I'd appreciate it greatly. Thanks, James Re: OB in Logan, Qld. Not sure if it's different in QLD, but it's fine here in NSW. Did you try a few different companies to double check? Question regarding Certification 3May 30, 2016 6:52 pm Logan dont do their own certification at all, its all private cert. I'm doing my full house + shed on my owner builder permit, certifier was more than happy to accommodate our plans. Like James said, how many have you contacted. Also note that some will only do Owner builder if you are managing and not constructing, (aka still engaging a builder etc) others are happy to let you build to spec drawings as long as they inspect more frequently. So depending what you want to achive its very much worth while to ring a few and find out what they will/won't let you do. PM me if you want he details of the company we are using, although they are based at viccy point and not the Logan area (we are building in Jimboomba), they are doing the certification for us (we live in the redlands at the moment which is why we went with them since its close port of call if we need to meet) Re: OB in Logan, Qld. I mean if LCC doesnt do any certification themselves, and it is all done privately, then what would happen if they all refused to certify OB projects? Then OB s couldn't get certified? I don't see anything wrong with it to be honest gebtel and don't see how it wouldn't be legal as at the end of the day they are certifying the build to say that everything is to code, not everything can be seen so there is a level of trust in competency that if a qualified builder has done the work and signed that they completed it to relevant standards. You didnt understand what I said at all. Certifiers operate in a regulatory capacity, they cant pick and choose who they deal with on the basis of personal preferences.
