I am looking to build granny flat in my backyard. I am looking to build a 2 bedder 55-60 sqm flat. I have met couple of builders most of them quoting somewhere between 100-110k for clad style home. For brick veneer roughly 15k extra.
I want to understand price range of a building a clad style two bedroom flat by owner building.
Have any of you done owner build? How much did you end up spending building a granny flat in your property?
I will explain my situation and site below.
I live in western sydney, seven hills area.
I am living in this property and happy to do owner building because of some reasons.
- I want to get some experience in organising a smaller project than a complete home.
I want to good to live build but nothing fancy.
My finances are sorted out and I think I have enough funds to build it.
The builders have quoted me this figure without any design making me think that there are sufficient markups.
I understand the builders are in it for money, but I want to keep costs minimal.
I am living in the property so managing it would be relatively easier.
Cost per sqm for a house is like 1050 per sqm but granny flat companies are asking for roughly 2000 per sqm.
Western sydney has lots of builders & tradesmen so I would have options to choose from.
I & my wife can do work from home some days a week to co ordinate/speak to tradesmen.
If I can save some money in doing owner building then I can put it to better use in coming years.
About the granny flat
- My block is almost flat & does not have any sewer line running underneath where I want to build granny flat so there should not be unusual site costs.
The granny flat dimensions will be narrow and long(5.5m*10m)
My personal preference is clad style home because it would be cheaper and more spacious inside. Besides its for investment, good ROI is my aim here.
I do not have any trades background and would be contracting most of the work.
