Re: My quotes so far, should help other owner builders {updated} 22Aug 18, 2008 11:17 pm piranha I noticed the walls you dont see many prefab walls for residential use, I will just be using concrete filled masonry walls and am considering just plastering the internal side of the masonry instead of battons & gyproc but I think that way would be a fair bit more expensive. I'm a prepare for all possible scenarios kinda guy you could say even a bit paranoid and I am ensuring the house is very sturdy, I like to think that if a cyclone ripped trough the area I'd be the only one comfortably watching dvd's downstairs until it passed. concrete filled 200mm external walls all the way around, 5mm thick n3 rating glass, n3 rating tiles, steel frame (termites/fire) and a reasonable distance from the ocean & elevation from sea level (you know tsunami) Hmm lookign back at that maybe I'm more than a bit poranoid, its not yet bomb proof though and I am yet to dig an escape tunnel under the house to another city. It lists costs for everything, and is what just about every estimator uses (I borrowed a copy from our architect to price our house).
Your local library light even have a copy. Bit of a slog having to go through it all in detail, but it does really help when working out everything you need to buy. Re: My quotes so far, should help other owner builders {updated} 25Sep 01, 2008 1:38 am Hi all, i was looking up i'net for lintels & found this fantastic forum - this is my first post here & a word of warning, i'm a bit old, have big fingers & poor pc & i'net skills, but love owner building. i'm over 60 yoa & built my first house when i was 28, this is my 5th & final project & i have enjoyed every one.
nice plans paranha & i see u have most of the main material prices, but looks to me like ur having a bit of trouble with more labour intensive items such as plumbing, electrical ect - kristofk's & zoncs list are very good & should help there a bit, but just a few other things to think about if u haven't already. now i don't know what ur states building supervision is like, but here in WA local govt issues approvals & do progress inspections, i've always taken the plans into their office & asked for building officer to have a look over them b4 lodging & ask is there anything else they want - just so u don't get any nasty little surprises. i built my last house 23 years ago, & now i find we have been reclassifiied into an earthquake zone which means 350 X 300 sub-beams at 5m squares under main slab, this has put my slab costs up considerably - also heavier mesh - just check it out if u haven't already. if u are definately going ahead, try to buy as much steel products as early as u can - mesh, reo, metal door frames, lintels if applicable, even pre-buying electric cabling if u can get to talk to electrician & copper pipe if plumber will help on quantities.steel prices just continue to go up almost monthly over here anyway. also important to remember when comparing costs with other projects that the type & style of building makes a lot of difference to costs of each component, which u can see in Zonk & kristofk's costings, its trying to get all the costs listed down thats important, & i like to get quotes & add 15 % for time delays & unforseen extras that always pop up. as owner builder also check scafold & toilet requirements - both can eat away if stages of build get held up - might seem little, but can add couple of thou if things don't go to plan. this last house i'm building is 250 sqm living space, with 80 sqm garage & workshop, & 100sqm of verandah. its single story, double brick, colourbond roof, my cost estimate is $280,000, & i'm building it on a farm, slab is down, all bricks, doorframes, windows, stove, big tile fire have been purchased. plaster & render quote here was $25 per sq m. 2 new experiences for me are so called "fast blocks" 290 X 162 X 90 exterior bricks & 305 X 162 X 90 verticores inside - i'm not impressed - it was my wifes choise but working out quantities for a 290 length brick with 90 ml corner at 1/2 bond was very hard work, my advice would be to stick with normal old 4" X 8 " bricks so easy to get around corners with. i'm also having a lot of trouble buying lintels for 90 ml bricks, lots of size & load options in 100 ml, but not so for 90ml - just something to watch out for - i'd never use bigger sized bricks again - just got caught through ignorance. unlike perth, d/brick is not common here it more b/veneer. but we've spent a lot of time trying to get this a more energy efficient house by being north facing, getting sunlight & heating into b/wall to retain heat & in addition to building the house i'm putting up 18 pv solar panels on the shed immeadiately behind the house for additional $20,000 & although we have scheme water at the site we r putting up 90.000 ltr rainwater tank. i'll try to enter all my cost estimates soon, but tried yesterday & hit wrong key somewhere & lost the lot hope these ideas might help a bit - hope u all enjoy ur builds, its a very rewarding but sometimes very frustrating task - i love it! regards T Re: My quotes so far, should help other owner builders {updated} 26Sep 05, 2008 1:58 am Thanks for the tips T, we are also experiencing the massive growth in steel prices all my original quotes are now way off and its almost a pity we are using steel walls,floors & roof so a fair bit is required. We were going to build with suspended slab but that would keep the budget a bit tight so I dont want to risk it and will go a cheaper option of steel frame with hebel soundfloor.
