I am in the process of building my own 370sqm split level and have obtained a few quotes for various items and will post approximates here to assist others in budgeting. I wont mention the companies, Also there is a website where you can get some prices for most materials I think its buybuildingsupplies.com.au each additional cost is from different company Draftsman 5% of cost of estimated construction $4800 design & working drawings Roof tiles: flat profile $14k $14.6k $15k Windows; including 2 sets of bifolds $28k $17k Concreting (slab & footings inc excavation traditional full concrete slab no waffle pods) $150sqm $80-$100 sqm Blocklaying includes retaining walls $70k bricks, labour & corefill $8.80 per block laid & core filled supply bricks myself steel framing (price keeps rising) $20k - internal walls & roof truss' $27k $25k gutters installed $2k $2.5k neither include downpipes and was quoted from tile company render (full house skin 7 texture proper render not bag & paint) $8k Kitchen $7k flat pack[/b] waterproofing $2.5k $1.5k supply of masonry blocks $5k supply of bondek $10k Re: My quotes so far, should help other owner builders {updated} 2Jul 24, 2008 2:25 pm Hi piranha

my slab cost $112 per sqm I bought aluminium awning windows for the whole house at 5k (bargain) we also had to buy 2 big double sliders for the rooms going out to the pool they cost 7k so the total for windows was actually 12k our flat profile concrete roof tiles were 16k our frame and trusses were 17k the one thing that i didnt expect to be so expensive was plastering, apparantly our materials for plastering will be around 10k, not including the labour. that one I was NOT expecting Jo Re: My quotes so far, should help other owner builders {updated} 5Jul 24, 2008 7:42 pm quotes have been a slow process half the tradies dont get back to me even after numerous calls and messages, if they cant get a quote to me in reasonable time or communicate with me i dont want to deal with them anyway.

I dont know how you got a quote for the windows without a window schedule on our finalized plans it details the size and glass requirements for each window (thats the schedule) to get a quote you must supply your desired window type,(awning. sliding etc) construction material (timber/aluminium etc) and size is this what you did? we had the same dilemna...until our plans were finalised and approved,we could not cost out the project... you need to discuss your window requirements with your draftsman, and then you can get plans that include a window schedule and get realistic quotes hope this helps.. I know most perth houses is usually double brick and no plasterboard like over here so the plastering is a plaster/render directly onto the wall? your 370 sqm split level costing is truly a challenge I have 360 sqm on slab (flat land)with concrete flat profile roof tiles in melbourne M class slab cost us nearly 40k $111 per sqm sewage and plumbing inc gutters, fascias,flashing downpipes and fit out, fixing 22k so far for electrical we have paid 5.7 k with labour to still be paid. we have purchased all products required for electrics for 4.5k (excepting pendant lights for island bench and outdoor lights) just bought 2 x 1200 x 900 shower bases and a bath (standard ) for $900 I have also bought the following -900mm canopy rangehood $500, bosch SS dishwasher 1k, Fischer & pyckal (sp) 900 mm cooktop $700.00 just bought 3 x external doors with jambs and handles $700 plans .permits,insurance6.7k site costs 4k termite protection 2k amended frame cost 21k misc around 5k we are now at lock up and expect the following costs - plaster 10k heat/cool 10 k kitchen/2 x bathroom/laundry x flatpack 12 k (not sure) carpet - 40 lineal metres 7k (maybe) tiles ...as yet unknown ...cost for product only ...labour by us $40 sqm to save by DIY paint 8k ? and I keep forgetting the driveway I hope my rambling helps! we will get more accurate quotes soon as the drawings are complete & engineering done. I see zonks costs and it gets me concerned as a few of them are a bit higher than I budgeted I am hoping what i save in pc items will make up for it.
