Browse Forums Owner Builder Forum 1 Jan 03, 2016 5:26 pm I have just completed an online NSW Owner Builders course. This is a requirement for registration as an owner builder with NSW Fair Trading! I would have to say that in all my 50 years of experience in the construction and mining industry, this course would have to be the biggest joke and waste of time that I have come across! I would have done perhaps a hundred or more safety, induction, operators courses during my working life! Alarm bells have to start ringing when the online provider states "100% pass rate guaranteed" and "don't pay until you pass". I'm not blaming the course provider. Their material was quite well organised and they are just providing a service. What gets to me is the Gov't. regs. (Fair Trading) that make up these stupid rules. Also.......why in NSW (maybe other states also) is an owner builder only permitted to build one dwelling every 5 years. Surely, if the building complies with all the relevant standards, what does it matter how many houses a person builds? Why does the Gov't. have to put in? Seeing that this is my first post, I hope I am not a bit "over the top" with my comments. I would really like to hear what other people think about these rules and perhaps the reason for them. I knew we had a lot of restrictions and over regulations but once I started building it became very clear how crazy we have become. In qld we have the great start grant which is actually a great finish grant because you don't get it till you are finished. Makes sense right cause it's for helping people get into their first home sooner. We all know we don't need it while building makes perfect sense to pay it when the house is all done? Guess I can always buy a flash new JetSki I have fallen out of love with my build purely because of all the crazy regulations I have hebel walls with sarking and r2 batts roof has sarking and r4 batts to pass (still nearly didn't because in winter the sun can enter the north facing windows) but I have others in the area with livable sheds and no insulation and they passed? I ended up with 7.5 stars whatever that means and not that I care cause it ripped my budget to shreds Neighbour has 1 sprinkler for his septic I had to have 21 our systems are 30 metres apart and from the same company. Then it's mandatory to use a licenced plumber and have his work inspected? If it needs to be inspected why not let the home owner do it. (Take in mind I'm not connected the mains it's all on my tanks and watse treatment I would not support owners hooking up to the grid as it could affect others) Merbau door jambs for bal 12.5. It was pretty much all and only about "don use an OB permit as just a means to get around the builder needing to get home warranty insurance" I think at the time builders were having troubles getting home-warranty insurance, and were encouraging owners to get an OB permit, and then contract them back to do the work.
