Or does it last until the project is completed? Also I'm wanting to build a detached garage/shed/granny flat as part of the build. Does an owner builder licence include this detached building along with the primary building or are they classified as a separate build? I'm located in Brisbane. In my case it is two years from the date of decision. You are allowed to build a shed without any permit if it is less than 10m2 in floor area and lower than 2.4m height. Ring the local council to confirm this. Re: Owner Builder licence time frame to complete works? 3Nov 13, 2015 3:11 pm Speaking from memory of NSW some years ago, it could include outbuildings as long as it's all on the same application and same block of land. I was able to build two houses on one owner-builder permit, as they were both on the same block as a dual-occupancy. A detached building should be fine, as long as it's approved by council as part of the same development. I also recall you could get an extra permit to do more work on the same site without waiting for the normal time gap between permits. No state mentioned as usual, so I will give Qld specific information. the OB permit will run for a fixed time - it s has nothing to do with your project completion time. In qld they are valid for 6 years and one project. If you finish your project early you can still use the OB permit on further work on that particular project but no others. If your OB permit lapses you cant work on your project until you get another one. Like building permits, the state will happily take your money for another one, ad infinitum. The building application permit is usually 2 years. There is no overall time limit per se, as when it expires, all councils will readily take your money again for another application. The only situation where there are time limits are in covenanted estates, where the covenant wants you to be finished in a certain time frame. A garage doesnt require an OB/builders permit. Not unless its huge and the work to erect it would come in over $11000 (or whatever the limit is in other states) . I was wanting to owner build the granny flat but I am unsure whether I want to OB the house as well. Potentially I might get a builder to do it to lock up and then go from there. I just wanted to make sure that I didn't use my one six-yearly permit on the granny flat and then decide I want to do the house as well. I guess I'll just apply to OB the whole project and then decide whether or not to OB the house when I get to that point. Assuming I can do it that way.
