Browse Forums Owner Builder Forum 1 Nov 14, 2020 10:10 am Hi, I am new to this forum. I am an owner builder in NSW who has DA approval and I am now working on getting a construction certificate so I can get started. One thing council have asked me for is a building specification. I know you used to be able to get these as a pre printed form from a company called Trueline. Does anyone know if something similar this is still used, but with up to date standards? What do other people do. Do you just type up the whole thing? Thanks Andrew Re: Building Specifications 2Nov 14, 2020 10:38 am Hey andrewpen Welcome to the forum try National Construction Standards (NCC) free The Australian Standards aren't free although your Surveyor/certifier and engineer should have access. Only engineers are qualified to certify alternate structural solutions You can type up what ever you want, the problem is, it may not be approved unless stamped and checked Cheers Chris Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building Specifications 3Nov 17, 2020 12:47 am Thanks Chris I have the requirements, in terms of standards etc, it's just the template that I was after. It used to be basically a paper form and more recently I have seen more complex ones drawn up by an electronic program. I can write my own but it could be quite a bit of work. Regards Andrew Re: Building Specifications 4Nov 17, 2020 8:45 am andrewpen I have seen more complex ones drawn up by an electronic program. I can write my own but it could be quite a bit of work. The problem with manually doing it is coordinating all the details, information and data The Architectural Engineering and construction (AEC) 3D Bim program automates the process whereby eliminating errors, missing information, etc .(CDC documents can be 50+ pages) Ot Talk to your private certifier they seemed to be more switched on than the council certifiers...Time is money Cheers Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: Building Specifications 5Nov 18, 2020 8:18 am The HIA specification is what we were directed to by our certifier as being the default document that they go by. I'm surprised your PCA hasn't listed that as one of the requirements needed for your CC rather than the council ( unless you are using them as the PCA that is ). Stewie Re: Building Specifications 6Nov 18, 2020 9:29 am Stewie D The HIA specification is what we were directed to by our certifier as being the default document that they go by. I have found them alright but they are not very customer focused. It was the HIA one that I have used before but I thought it may be available electronically now, since everything has to be submitted electronically. Andrew Re: Building Specifications 8Nov 19, 2020 5:19 pm Stewie D Yes, it is both mailed out as a hard copy or downloadable from their website ($36) as a pdf. It is OK as a specification but it is by no means comprehensive. Stewie Thanks. I was still having trouble getting it from HIA as their website kept sending me around in circles and they didn't return calls, but another friend suggested I try the Master Builders Association and they let me order it on line no problem. And it is about half the price of the HIA one. Thanks Andrew Thanks for your reply! All valid points and I agree with you on many of them. I am in QLD, any recommendations on a construction lawyer would be helpful 3 2629 Thanks for your reply. I will just wait and see I guess. Trying to get some more information from our builder. 9 30236 |
