The other thing is that everyone says Tasmania is cold, yes it is but we don't go below zero because of sea temp. We just had guests from ACT saying they regularly go below zero. I have a couple coming in Feb from Seattle, he is looking forward to skipping snow shovelling. There are few Queenslanders that have settled to escape oppressive heat and humidity, in any case nothing that good wood fire can't fix. Retaining wall less than 1M does not require building permit under building regulations unless it is on the boundary, this one is so now I will have to include it in building permit application together with house extension. I have got 3 quotes from building surveyors to go through and will make a decision on Monday or Tuesday. Then there will be application for building permit which hopefully won't take too long and then it is rolling up the sleeves and getting into it. Good on you for designing an extension that is sympathetic to the surrounding area. Will follow with interest. I think snufl is on the money. The point is not just about the extension, rather how houses blend visually into environment (or don't) Our coastal areas are environmentally sensitive and every effort should be made for dwellings to be in harmony with and blend(disappear) into surround. If you look at the cottage it is almost perfect blend and you don't see it from the beach until you get close and then it just appears like a Mirage. In the end there were no surprises and no special conditions other than common sense. Next step is building permit application, good timing, my draftie has just finished all the plans. When I was graduate QS working for leading Victorian builder we had a problem with drummy granolithic on 7 floors. I all had to be jack hammered and redone, it cost a fortune and it happened to one of the most respected builders. But they did what they had to do and that was that, unlike some house builders that will blame everyone else even homeowners but themselves. There is nothing wrong with our codes if they are properly followed and workmanship is good (are they not tried and tested?). As always it is about being sensible and working out a sweet spot between price and value. Am I going to have gold plated toilet bowl? No. Am I going to spend premium on plate glass Instead of standard domestic window to capture astonishing view. Yes! Am I going to use local tradesmen? Yes. Am I going to import best tradesmen from elsewhere? No!
