Browse Forums Owner Builder Forum 1 May 28, 2015 5:16 pm Hi Guys, I'm just tossing ideas around in my own head at the moment. WRT OBing if for example I had the services of 1)a building designer 2)a mining engineer 3)2 or 3 unskilled labourers how much do you think this would save me? The building designer and labourers obviously the most valuable and would still have to pay for the skilled trades sparkies/plumbers etc.. would the mining engineer be at all useful for anything? Or not really unless constructing an underground house? I ask because I have possible free use of the above human resources. Cheers, Jon Re: Labour costs 2May 28, 2015 6:12 pm It depends on the house, and also on just how much time you can get out of those people, and between you how much you know about how to build a house. A few years ago we built a 2 storey 230m2 house for $180k all up including all site works and ready to move in, with people having no greater related formal qualification that that. That was on a site with geotechnical issues requiring piers up to 6 metres deep. We hired excavator operators to do the earthworks and drill the piers, but poured all the concrete, made up the frames on site and put the roof on ourselves. We still hired bricklayers, plumbers, electrician, tiler for bathrooms, plasterers. That house would have likely cost an extra $100k if we'd had trades in to actually do the building work. For example, there's a lot of work that goes into fitout: architraves, hanging doors, installing kitchen, building staircases. It comes down to whether these people can be used in these types of jobs and are savvy and enthusiastic enough to work out how to do things. Contacts are important too. Getting the right trades can save a lot of money, and hopefully your building designer can help out there. Re: Labour costs 3Jun 01, 2015 2:07 pm Do any job that looks as good as a tradies work, too much obvious non high quality work will be obvious, digging, , deliverys; painting if your game; and getting lower quotes by suppling your own labour will all help. I am not sure whether Perth has its own way of doing things in regards to this. Most of Perth has class A (sandy soil), except for some areas near rivers or hills. 2 13098 Looking to tile the facade pillars rather than rendering.
