We have talked about getting acreage to build on for a long time, and were finally able to find 10 acres at Jimboomba for a good price in 2013. We already had some ideas (completely drew our plans to what we liked in cad) about what we wanted to build but at the end of 2012 completely changed our design to incorporate one extra bedroom. That choice ended up being a good idea, as in the end the redesigned version was almost the same footprint but converted the wasted hall space into an extra bedroom. Here is our original Plan drawing as of Aug 2012 when we decided to do a make over. He is going to come up to build the house, however since he is based 4 hours away, we are going the owner builder route to try and get everything organised and setup ready, so that his time up here isn't wasted planning things. Step one was to get a survey report and soil test done. The plan is to have the house hopefully start at the end of this year (2015) /start of next year (2016) and in between now and then, get the site cut, sewage system and tanks installed, shed put on the property and power connected. Re: Owner Building Rammed Earth home in Jimboomba 3Feb 05, 2015 9:06 pm Just looking at your plans and noticed your lounge room that you want to use as a HT as well, you have large sliding doors and double doors going in to the house, that won't work all the well for a HT room. The sliding doors mean if you have a projector you will have issues with stopping light from getting in. The double doors inside will let a lot of sound escape in to the house. I like the fish room idea... love it in fact. I use to be heavily in to the aquarium scene. What sort of fish are you going to keep ? If you haven't chosen the HSTP system, take a look at the Worm Farm treatment system, I got mine from wormfarm.com.au , who are Victorian based, but they did mine up here in Jimboomba. One thing you will like about this system is that they only need to be inspected every 2 years, rather than every 3 months everyone else's has to be done, and by what you say about your block, you can get the gravity system which uses zero electricity. Re: Owner Building Rammed Earth home in Jimboomba 4Feb 05, 2015 10:05 pm There's no sliding doors for the HT, those are short sliding windows and where the smallest we could put in to meet min natural light levels/ventilation etc for the room they will be boarded up internally when built, the double doors inside it going to be just a single door closer to the bedroom, that we have updated on the construction drawings. as for the aquarium, its going to have a 4.2x2.1x1m main marine tank. Visible sides from the study/kitchen and main family room. As for HSTP, we are going the Krystel Kleer Adv5000 we know a couple of people with them and are happy with their experience, we've already gotten out plumbing approvals with this system design. for anyone interested this is the colour look we are going for in the rammed earth http://daveshotit.com/HomeOne/Rammed%20Earth%20Building.pdf That is our builder and we've been to that house a few times during our planning process. I've had the same issue with my place, having to stick in windows that I never wanted. Like you I will be plugging them up after we move in. I thought my old 6 foot marine tank was big, your one is going to be just amazing to see when it's all finished off. This would normally mean a fan, and ducting. Extra costs and more if in a bushfire zone as roof cowls for BAL aren't cheap. A good Mech Services Engineer would be needed. Part of the calculations in the Standards can include " borrowed air " from an adjoining room. Re: Owner Building Rammed Earth home in Jimboomba 12Jul 06, 2015 3:44 pm A little while ago we had a look at a local house for sale that had a two storey feature wall along the side boundary adjoining the street that was rammed earth. At first I thought it was some kind of textured concrete but after chatting to the real estate agent he told me what it was. I have to say it was very impressive. Shed is ordered, waiting on council approval. In the mean time i've ordered all my electrical stuff for the shed and mains feed in, and now its just the waiting game for council approval to get one 12x8 shed build. So we finally got the approvals for the shed last week, and the shed company has put in the order for the shed to be made up, we are trying to organise the concreter and plumber to happen sometime in the next week or 2, So i'll hopefully have a picture update soonish Hi folks, Victoria resident here.
