I paid $450+
He got some actual quotes for some of the trades. I didn't use them as I have my own guys but it just made sure the estimate was accurate and current.

You should be able to get Data and net material quants from the 3D BIM Model
I noticed roof timber suppliers are charging $1/m2 (Plan floor area) for take offs/ material lists
I generally provide 4 critical Stages for free with the engineering data/details as the material Quants are an automated BIM script, it also comes in handy for inspections,compliance checks, onsite tools -> ChX, etc
Slab, Walls, Floors, Roofing (450m2: 4 stages X$450=$1800)
Here's the kicker
An Engineer can do the optimised Design and Quants
the designer and QS can't do the engineering
Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs

So your BIM would give me a detailed list of materials, time and costs and then a predicted resale value for the finished dwelling? I would then be able to apply for a owner builder loan or claim depreciation if I choose to use it as an investment.

Depends-some lenders ask for these and then once you have the QS report-they still wont provide a loan. There are LOTS of variables in securing owner builder loans
