The brick layers incorrectly set out 3 walls!! Two of them in reclaimed face brick and also a laundry wall. I made the tough decision to have all of them knocked down. Here are the two columns knocked that are now knocked down. They were 25mm to the south which would significantly effect our steel doors. Build thread: viewtopic.php?f=38&t=75302 Re: OB Project - "New vs Old" - Nedlands, WA 90Oct 30, 2015 12:24 am I spent most of today with the help of a labor hand moving up bricks for the bricklayers tomorrow. Hard work getting 3,000 bricks up scaffold even with a hoist. I also installed the upstair concealed drain pipes and screwed/glued timber to the columns for upstair steel windows to attach to. Over the last 2 days I have been having many lengthy discussions with our roof carpenter trying to coordinate the upper flooring, walls, existing roof replacement and new addition roof. We are going to struggle to have a roof before christmas but I'm going to give it a go. So much needs to be organised - vacuuming old insulation, removing old tiles, removing old roof, protecting old ceilings, etc.... Tomorrow is going to be another very hectic day. a full team of bricklayers (3:1) will be onsite plus we will have our floor beams installed/welded. The crane will be onsite again for several hours also. Re: OB Project - "New vs Old" - Nedlands, WA 93Nov 02, 2015 9:04 pm We've had reasonable progress over the last few days considering the rain. The bricklayers have been absent which has allowed my steel fabricator to catchup. Our internal stairs will be polished concrete so I'm a bit nervous about doing it myself as it needs to be perfect. I've been quoted $2000 to have it formed by a former. Our internal stairs will be polished concrete so I'm a bit nervous about doing it myself as it needs to be perfect. I've been quoted $2000 to have it formed by a former. Ill need to decide in the next several days. It really depends on the type of Stairs, Single flight , return flight, wall supported Free standing (not supported). shape, etc,etc The fact that its going to have to be hand polished in situ is telling me the whole staircase is going to cost you heaps, not to mention the Location TAX that you are probably being charged for average work. IMO you would have been better off doing a steel staircase with polished concrete treads. Why 1. Polished concrete staircases require Class 1 Formwork ( precast factory conditions) 2. Concrete Treads are susceptible to being damaged during construction. 3. Polishing concrete edges is extremely difficult at best... you have been ill advised..goodluck The quote is a little high (1 days work a bit of formply) but in not knowing what you want..it may be the thin edge of the wedge in overall costs (Formwork-> Rebar->Concrete->Polishing) You will need to provide more information as to what you specifically are looking for leave a PM Staircase Design,Engineering & Construction Here https://plus.google.com/u/2/+ChrisBIMAp ... 5916531570 Designer,Engineer (Civil,Const & Envir),Builder,Concrete & Masonry Contract.Struct Repairs Re: OB Project - "New vs Old" - Nedlands, WA 96Nov 26, 2015 12:53 am How's it going kasara? Thanks for asking Leni We've had little progress since I last posted. Coordinating the bricklayers and our steel fabricator became difficult so we lost several weeks of work. This has meant that we will now longer get a roof by Christmas. Also, our chippy lost two members of his team so he has been unable to start on the upper floor. Has been a bit frustrating. Good news is that our brickwork is finally complete and our carpenter is set to start this coming Monday. I can't wait To be honest the time off from the build has meant that I've finally had time to think about some of the details in the next stages of the build. Here are some progress pics. Hopefully in a weeks time I'll have a upper floor. Fingers crossed. Overflow feature of box gutter. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ Dressing room bay window with seat. So far I'm very happy with both their work and attitude. We are using pretty standard flooring 140x45 beams spaced 300mm apart with 22mm structflor. We expect some rain in the next few days so I'll be using weatherproof duct tape to seal all edges to help prevent expansion and hopefully future sanding. Due to the many delays we wont have any sort of roof before christmas but I will try to get my steel purlins installed ready for the tin roofers mid January.
