I am painfully going through the building process – building my first house in Pakenham, VIC.
We have had soil testing completed and been told that we have a P class site and only require a M class slab. My contract includes M class slab with M class site conditions. But now all of a sudden they have sent me a variation bill.
Site Classification: Class P (Due to Fill)
Slab on Ground Type: Engineer designed (Class M)
Founding Depth for Edge Beam 1100mm
Strip and/or Stump Footing Type Engineer Designed Class M
Founding Depth for Footings 1100mm-1100mm

And my builder is saying,
2. Structural engineer has designed deepened edge beams to allow for the
recommendations in the Geotechnical Report (designed as Class M soil with
deepen edge beams)
3. Additional labour $3,900
4. Additional materials: $4,700
Total Cost $8,600
How stringent are the building codes, and should we consider upgrading to some other type of slab? Can P class site have an M class slab? Is this quote realistic?
It is a single story 19 squares home with double garage and a little alfresco. The builder's surveyor did the geotechnical report. My block is next to a man-made wetland (developed by the land seller). Anyway, they say extra 28m3 is required to deepen edge beams over the fill.
The contract states the cost of the concrete slab is based on M class, 225mm waffle pod, F72 Top, N12 Bar, 12-3TM, 20 mpa concrete. Any deviation from this specification will be considered as variation to the contract price from $50 to $100 per sqm.
At this stage, this all does not make any sense – I'm lost
