Browse Forums Owner Builder Forum 1 Aug 10, 2014 12:59 am Hi all, I'm about to embark on an adventure of a lifetime building my own home in Stirling Western Australia. I'm hoping to ask a lot of questions and receive some good feedback and advice. My development approval was granted in June 2014 and I'm currently waiting for engineering plans and subsequent working drawings to be produced. This will be a double-storey house on a 13m wide block with 4 bedrooms + study layout. I'm particularly keen to hear from other OBs in Perth who are or have built a home and can offer solid advice. Thanks Rod Re: New OB build in Stirling WA 3Aug 31, 2014 8:09 pm Sorry I've been quiet. It's been unbelievably hectic. My engineering plans have arrived. After further checks I noticed they didn't match the most recent changes made to the air-conditioning ducts and simply didn't have the necessary slab penetrations in place. I'm now waiting for my architect to make the corrections and re-send the latest version to the engineers. I'm hopeful this can all happen next week so I can finally get my building permit, OB permit and can get started ! Wil post sketches soonish. By the way, does anyone know of any good concretors in Perth ? I have a few names/numbers but only one of those is a recommendation from a previous job.... All the documents are going into the council on monday. 10 days and we should have a building permit ! Construction start date - October 6th ! We needed a fifth bedroom as we have four children so put French doors on a lounge room until one moves out, maybe in the next couple of years. Is there an issue with homes developing cracks? I haven't heard this but will ask the builder. Re: New OB build in Stirling WA 19Sep 23, 2014 10:02 am Seriously I wouldnt be asking your builder I would be asking a geotechnical engineer familiar to the area.Princeton Estate was originally classified class A after site works. All the projects that we built were specified Class S+ an extra $5K and there is minimal cracking 10 years on. I did a structural investigation on another house that had class A footings nearby for a property sale and I was quite surprised by the amount of cracking in the porcelain tiles, The vendor was asked by the purchaser to discount the price for the repair work.
