Browse Forums Owner Builder Forum 1 Aug 08, 2014 1:57 pm Hi everyone, Any ideas and time/money saving ideas welcomed. We are building a shed in which we will live in for 6-12 months it's 10m X 6.7m. and will be made out of hebel to match the future house. Im now in the process of trying to get quotes for trades and materials. so just looking for some online stores that you have had experience with good or bad. We are only putting a fixed walls in for the Bathroom/ laundry area. Re: Building a shed 2Aug 16, 2014 10:11 pm Just a word of warning. If you are in Vic and you get a permit for a shed you may need to wait another 3 years before you can get another permit for the house if they are both being completed as owner builder. Re: Building a shed 3Aug 17, 2014 5:53 pm In South Australia a shed is a class 10 building that does not need a certificate of occupancy (as it is not an occupy-able building), therefore one does not need to use up one of your Owner builder lives when one erects a shed. I would not use/declare your owner builder licence to erect the shed. Save you owner builder licence for the house. Alternatively, if it is not too late, include the house & shed on the one development application. If you'd read the OP you'd see that they are building it as a habitable building and are planning on living in it. Different kettle of fish to building a generic shed. I agree if the original building application was for a small house not for a shed, but lots of owner builders have lived/camped in sheds (me included) or in caravans whilst they built, particularly in rural areas. So to be clear, what you're proposing is that the OP builds an illegal structure and live in it without an occupancy permit. Excellent advice. Re: Building a shed 7Aug 18, 2014 11:28 am I thought he was suggesting that it be built as part of the one development application. Just that one part of the development will be completed long before the other part. ![]() Owner Building at Jimboomba Woods in Logan City Qld. ![]() Blog : http://bandlnewhomebuild.blogspot.com H1 thread : viewtopic.php?f=38&t=68283 . There would also be other complications putting in an application for two residences on the one block that would bear consideration. You can't just decide to call a habitable building a shed to avoid permit and licence complications. Otherwise you'll get people whacking up 5 bedroom "sheds" on their block. Sure you can try it on and keep your fingers crossed that you don't get caught - much like many people do with sheds, decks and so on built without permits, do your own electrical and plumbing work without certification, but you always run the risk of getting caught! ![]() Completed a knock down and rebuild in northern Melbourne.
