It is hard to buy a land for a reasonable price in reasonable distance to city (1hr -1hr 20 min drive/public transport) to build a home. So we think about building a weekender in Blue Mountains or similar place. On .gov websites all I found is something like "owner builder is someone who intends to live in the house he/she build". So my question is can I build a weekender as owner builder and apart of using by ourselves also rent it from time to time as a holiday house? Could you explain me the legal side of it and/or point me to the appropriate docs. Legally you can build as an OB but then if you sell it within 7 years YOU have to guarantee the house despite using other tradies to do the work. It will depend on how handy you both are and how much work you are intending to do yourselves. Apart from electrical and plumbing you can pretty much do everything else. If you end up being an OB you really need to spend most of the build time on site supervising the other trades and I doubt you or your wife have the time to do that. Some decisions have to be made on the run. A lot of banks also won't lend to OB's unless you go through specialised brokers or lenders which from what I understand is lent at a higher rate.
