After spending some time inside the roof cavity of the house and realising I could utilise that space better, I have decided to do an attic conversion as well. I have spoken with the certifier and shown him the amended plans and he said it all looks ok. I am uncertain where to go from here. I can't find anything on the internet about owner build plan amendments. Do I have to re-apply for my owner builder permit at NSW Fair Trading? pay more to the long service levy? re-do water authority checks etc? Any advice from someone who has done it before would be appreciated. thanks Matt Re: Owner Build plan amendments 2May 25, 2014 10:41 pm If the certifier thinks it's still OK then you should be fine but I would make sure it still complies with the CD. You don't say what the original CD is for nor do you tell us which council you are in. This can have a big impact. As long as you comply with the council guidelines for height, setbacks, floor area ratios etc you will probably still Ok for the CD. A variation to a consent ( Section 96 for my local council ) for relatively minor changes has to be within the scope of the original DA/CD - changes to door, windows etc. Once you make changes that are deemed to be outside that DA/CD you may have to lodge another to cover the proposed changes. It may be that those changes do not fall within the CD and you may have to apply for a DA from the council instead. Stewie Re: Owner Build plan amendments 3May 27, 2014 2:58 pm Thanks Stewie, CD is for extensions, demolish existing and rebuild larger garage, extensive internal alterations, moving kitchen and bathrooms, new deck, basically doing a complete makeover inside and out. Sutherland shire council Not really any external changes for the attic conversion other than a skylight, I am changing some windows, window sills will be 2000mm above floor level. Floor space ratio shouldn't be a problem. My main concern is how will this affect my Owner builder permit, and is there a cut off time for alterations to already approved plans and permits? There isn't anything that I can find online about it? No, the OB permit should still hold up without any additional costs etc - you are after all only altering what you intended to originally build. The LSL - they may make you pay more. Sydney Water shouldn't have to be notified either - there is no alteration to the sewer so the original stamped plans should do. I'm surprised the certifier isn't able to guide you more on the correct procedure here. Being a CD, the council is obviously pretty much out of the picture and I don't think the Dept of FT would be overly concerned with the minor changes you are talking about so it is probably more to do with what the PCA ( certifier ) wants in terms of documentation etc. He/she will almost certainly want updated plans though to reflect the changes. Stewie PCA wanted me to do another CD for the attic conversion but I can't because of the OB rules. Can be difficult to contact also, and has a problem returning emails. I was warned by a builder that he could be a bit slack on the start up, but is good to deal with during the build. I'm not the kind of person that wastes peoples time either.
