Yes the engineer seems excessive, I'd be getting a few more quotes for comparison Build thread http://tinyurl.com/llgc7yk Re: Studio (fancy shed) build 23May 17, 2014 6:22 pm I'm not sure how to tell if it was lead paint apart from purchasing a test kit or sending samples off to be tested. The paint seemed to be your standard plastic based gloss paint and came off with paint stripper. Re: Studio (fancy shed) build 24May 18, 2014 11:24 pm Re: Studio (fancy shed) build 26May 21, 2014 12:59 pm We have a friend who's demolishing their house and we managed to salvage these fantastic sleepers from the garden. They are 3.5m long and weigh in at 120kg. Backbreaking work digging them out of the ground and lugging them out to the verge. They should work in well with the mudbrick to make amazing door and window frames. Another engineering quote just in. This one is $3,300! It's such a simple structure, posts, beams and self supporting EPS panel roof. What's the big deal? 20 hours work at $150 + GST....surely not....there's not even a site visit involved. More quotes on the way. Re: Studio (fancy shed) build 29May 27, 2014 10:34 am Well, I finally found an engineer that wants the job at a reasonable rate, less than half my previosly lowest rate. I am using EPS panels for the roof and I think many engineers are unfamiliar with the product and that has put them off. These panels don't need rafters or battens to support them but just go straight between the beams, with a span of over 4.5m. They also have an R rating of 2.63 for the panels I have chosen. If you factor in the cost of roofing, battens, rafters, insulation and ceiling, then they are a cost effective solution. These are the ones I am going to use. http://www.panelmakers.com.au/ecodeck.php Re: Studio (fancy shed) build 30May 27, 2014 11:22 am There is a new development of two townhouses that are going up at the moment a couple of streets away from us who used almost exactly the same roofing system but I think they have used 150mm panels. Like ⋅ Add a comment ⋅ Pin to Ideaboard ⋅ All the bush poles have been de-barked now. A few more pole footings to go in at the ends of the building then we can start carting sand to fill the site up to level. Re: Studio (fancy shed) build 36Jun 08, 2014 9:11 pm Getting there! Just wondering, how big will it be internally (sqm)? Re: Studio (fancy shed) build 37Jun 08, 2014 11:35 pm Total roof area is 15m x 11m = 165m2 Internal floor space 10m x 8m = 80m2 Outdoor, undercover work area 8m x 3.5m = 28m2 Concrete slab 13.5m x 8m = 108m2 Re: Studio (fancy shed) build 40Jun 14, 2014 8:41 pm We started to cart sand to backfill the site today however we only got in a few ute loads before mechanical failure halted progress. One of the front wheels came off the front end loader. It seems that 3 of the 5 lugs holding the bolts onto the rim have broken and the remaining 2 are now bent. The wheel is in the shed now so tomorrow I will fabricate new mounts and hopefully be back to work soon. I would suggest you simply go and talk to council about your proposal, most councils are getting onboard with ancillary dwellings.
